Payment and Fees

Booking Deposit

The following fees apply during the leasing process: Application Fee: $50 Administrative Fee: $199 per unit  If a PPA is required for approval, an advance rent payment equivalent to 2 months’ rent must be paid.

Where is the property located?

Can I switch floor plans if I've already signed a lease?

Yes, residents can switch floor plans as long as space is available. Rates are subject to change depending on the floor plan selected. Residents will be required to sign an updated addendum to reflect the new floor plan. If a guarantor is attached to the lease, they will also need to sign the addendum and will be notified of any changes.

What is included in my installment?

The installment includes:

• Premium Wi-Fi Internet

• Fully furnished units

• Full-size washer & dryer

• Wall-mounted 50” Smart Television

• Water, sewer, and pest control services

Plus, access to on-site amenities and attentive, on-call staff.

What is not included in my installment?

The following items are not included in the installment:


• Mitigated Risk Property Insurance – Mitigated Risk Property Insurance is required for all residents. Residents may provide their own third-party insurance or opt into the landlord-provided rental insurance for $13/month. Residents will automatically be enrolled unless proof of qualifying third-party insurance is provided as described in the lease.


• Utilities – Electricity is sub-metered and billed monthly via a third-party billing service.


Optional add-ons:


• Pet rent – $25 per month

Are the apartments furnished?

The apartments come fully furnished with a premium furniture package built into the rental rate. The furniture package varies depending on the selected floor plan.

Can I use my Financial Aid or Scholarships to pay for housing/rent?

Yes, as long as the funds are dispersed into the resident’s bank account, they may be used as needed. Funds will not be accepted directly from the financial aid office, and payment deferrals for fund disbursement are not provided.

What fees will I be charged that aren’t included in my installments?

One-time fees include:


• Utility setup fee (non-refundable) – $66. This is an annual registration fee billed by the utility provider to set up utilities and is not due until after move-in.


• Pet fee – A non-refundable pet fee of $150 applies.


The application fee is due when the application is submitted. All other fees are due at move-in.

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer for the lease agreement. Since students often do not have sufficient income, a guarantor allows qualification for a lease based on the guarantor’s income. Residents will provide the guarantor’s name and email during the application process, and the guarantor will receive an email to complete their portion of the application. All residents are required to have a guarantor or enroll through a third-party lease guarantor program.

Why do you need my Social Security number?

A Social Security number is required to run criminal background checks on primary residents and credit screenings for guarantors. Resident data, including name, email, birth date, and Social Security number, is protected using bank-level encryption and transferred through secure SSL/TLS connections with 2048-bit encryption.

What is the average monthly cost of utilities?

Utilities are projected to range from around $30 to $60 per person, per month on average. Costs vary depending on floor plan type, usage, and other factors, so actual costs may fall outside this estimated range.

Do you offer roommate matching if I don’t have enough people to fill my apartment?

Yes, a roommate matching platform is available to help residents browse, chat, and connect with potential roommates before signing a lease. Residents can create a profile, specify lifestyle preferences, and find suitable matches.

How does roommate matching work?

Residents create a roommate matching profile where they can specify preferences and habits. From there, they can browse through other students interested in the community and connect with potential roommates.

How will I meet my roommate match(es)?

Once matched with a potential roommate, residents can chat and get to know each other to determine compatibility before signing a lease and securing a spot in the community.

Is the community pet friendly?

Yes, the community is pet friendly.

Do you have maintenance staff? How do I request maintenance?

The maintenance team is available to address maintenance concerns. Residents can submit maintenance requests through the resident portal or contact the on-site leasing office directly.

What kind of security does the property provide?

The property includes the following security measures:


Surveillance cameras throughout the building and parking garage, including:


• All exterior entrances


• Lobby and leasing office
