Residents will automatically be enrolled unless proof of qualifying third-party insurance is provided as described in the lease.


• Utilities – Electricity is sub-metered and billed monthly via a third-party billing service.


Optional add-ons:


• Pet rent – $25 per month

Are the apartments furnished?

The apartments come fully furnished with a premium furniture package built into the rental rate. The furniture package varies depending on the selected floor plan.

Can I use my Financial Aid or Scholarships to pay for housing/rent?

Yes, as long as the funds are dispersed into the resident’s bank account, they may be used as needed. Funds will not be accepted directly from the financial aid office, and payment deferrals for fund disbursement are not provided.

What fees will I be charged that aren’t included in my installments?

One-time fees include:


• Utility setup fee (non-refundable) – $66. This is an annual registration fee billed by the utility provider to set up utilities and is not due until after move-in.


• Pet fee – A non-refundable pet fee of $150 applies.


The application fee is due when the application is submitted. All other fees are due at move-in.

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer for the lease agreement. Since students often do not have sufficient income, a guarantor allows qualification for a lease based on the guarantor’s income. Residents will provide the guarantor’s name and email during the application process, and the guarantor will receive an email to complete their portion of the application. All residents are required to have a guarantor or enroll through a third-party lease guarantor program.

Why do you need my Social Security number?

A Social Security number is required to run criminal background checks on primary residents and credit screenings for guarantors. Resident data, including name, email, birth date, and Social Security number, is protected using bank-level encryption and transferred through secure SSL/TLS connections with 2048-bit encryption.

What is the average monthly cost of utilities?

Utilities are projected to range from around $30 to $60 per person, per month on average. Costs vary depending on floor plan type, usage, and other factors, so actual costs may fall outside this estimated range.
