Cancellation Policies

Early termination by students

There is no option to cancel during the lease term. Residents should refer to their lease agreement for specific terms.

Delayed Arrivals & travel restrictions

If arrival is delayed by more than 1 hour, residents must inform Outpost Club in advance. Regular check-in is available from 3:00 p.m. to 9:00 p.m. Night check-in (after 9:00 p.m.) is available for an additional $40. Late check-in (12:00 a.m. to 9:00 a.m.) is subject to availability and incurs a $70 fee. Early check-in (9:00 a.m. to 3:00 p.m.) is subject to availability.

Other cancellation policies

No cancellation is permitted during the lease term. Security deposit is refunded within 15 days after departure, subject to the property's move-out process.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Security Deposit

A security deposit is required to reserve a room. The security deposit must be paid before move-in as part of the reservation process. The security deposit is refunded within 15 days after departure. Refund method: US residents: Refunded via mailed check. International residents: Refunded to the original payment method. Qira payments: Refunded back to the Qira account.

Pay In Instalment

Rent is billed monthly. Rent is due on the 1st of each month. If moving in after the 1st of the month: The first invoice covers one full month from the move-in date. The second invoice is prorated until the end of the calendar month. Future invoices follow the standard monthly billing cycle.

Mode Of Payment

Payments are made through electronic invoices sent by email. Payments can be made using electronic payment methods. Auto-Charge (automatic monthly payment) is available. Residents may opt out of Auto-Charge by contacting customer support.

Guarantor Requirement

Yes, you need a Guarantor, and the property has also partnered with TheGuarantors to make it easier for you to qualify.

Additional Fees

Utilities and WiFi fee: $199 per month. Night check-in fee (after 9:00 p.m.): $40. Late check-in fee (12:00 a.m.–9:00 a.m.): $70. Couples sharing a private room may be charged an additional $250 per month (subject to occupancy limits).

Their smallest private rooms are around 70 square feet and their largest private rooms are around 140 square feet. Their smallest two-person room is around 75 square feet, and their largest is around 170 square feet.

Do tenants need renters insurance?

They require all tenants to have renters insurance. Already covered? Proof of the policy must be sent when securing a spot.

What's the security like at their locations?

Most locations are equipped with keypad access and smart-lock systems, while some use traditional keyed locks. Security systems are installed in common areas and accessed only when members request review for justifiable purposes. Many locations also offer lockers. Additionally, coliving provides added security because there is usually someone at home.

Why are there no locks on the doors?

New York Housing Department policy disallows residential properties from placing locks on bedroom doors for fire safety purposes. Even if locks were allowed, they are committed to providing safe and secure coliving spaces through trust and mutual respect.

How do they create a sense of community?

They host regular events and encourage everyday connections. Members can participate as much or as little as they like.

Can a stay be extended?

Yes. Extensions are possible if the team is notified in advance. Without confirmation, the bed may be reserved by another admitted member.

How does mail work?

Paper mail goes to a mailbox or a local post office if preferred. Packages should require signatures or be sent to pick-up sites. They are not responsible for lost or stolen packages.

Is there laundry?

It depends on the house. Some houses have no machines, some houses have coin-operated machines, and some offer free laundry. Details are available on individual house pages.

Guest policy?

No overnight guest stays are allowed.

Are couples allowed?

Yes. At most houses, there is a monthly surcharge for couples or any situation where two people share a private room. In some cases, couples may not be allowed in specific apartments to maintain proper occupancy limits.

Animals / Pets?

They follow all current housing laws. As this is a coliving space, current or future members may be allergic to animals.

What happens to mail after leaving?

Members are advised to change their mailing address with USPS 7–10 days before move-out. If mail is still arriving 30 days after move-out, it will be returned to the post office as “return to sender.”

Do I need renter's insurance to live here?

Yes. All residents must have coverage that includes at least US$100,000 in liability protection. This is a lease requirement.

What if I already have renter’s insurance?

That works. Just make sure your policy includes at least US$100,000 in liability coverage and submit proof to the property.
