Monthly pet rent of $40 per cat and $70 per dog. Non-refundable pet fee of $500 per pet.

Is there a weight limit for my pet dog?

No! Big or small, we welcome most dogs at Villas of Pasadena. Breed restrictions do apply - see the next question for more information.

Are there breed restrictions for pets?

Our pet-friendly community welcomes most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, Belgian Malinois, and Wolf Hybrid. We also cannot accommodate exotic pets, such as snakes, rabbits, pigs, ferrets, monkeys, venomous or otherwise poisonous animals. Please ask the leasing team for more details.

How does the community promote a healthy, smoke-free living experience?

Our community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.

What lease length options are available?

We offer select lease terms of up to 24 months with longer leases available upon request. Please reach out to the leasing team for details. Price range is based on lease length and specific move-in date.

How do I pay rent?

For your convenience, the best way to make all rent and utility payments is via Automatic Clearing House (ACH) debit.  This is the easiest, no-hassle way to ensure your rent is paid on time.  We also offer the ability to pay with Visa, MasterCard, Discover, American Express, MoneyGram, or personal check and money order for a fee.

Do I need renters insurance to live here?

Liability coverage is required to live at our community, and we have options for you. You can easily enroll in our Damage Waiver Program and pay with your rent, or you are also pre-approved through our preferred provider, Assurant.

Do you offer lease flexibility for members of the U.S. Military?

If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart).

What if I need to move out of the area?

You can move into another Air community without breaking your lease! We offer coast-to-coast transfers to another Air community. Security deposit and other fees may apply - ask for details.

What if I want to add a roommate to my lease?

If a new roommate moves in, he or she must fill out an application and qualify.

What if my roommate moves out?

If a roommate moves out, the remaining leaseholder will need to re-qualify.

Do you allow subletting?

We do not allow subletting or short-term renting of apartments. This includes, without limitation.

I’m ready to lease, what do I need?

Just yourself! Our online application makes it simple and easy. Each person 18 or older who will be living in the apartment home will need to fill out an application. You may be asked for documentation of your income, identity, or other supplementary information after the application is submitted.

What are the income requirements for living at this community?

In general, income must average 3 times the monthly rent for prospective residents; however, those requirements may differ depending on source of income.

Do you allow guarantors/co-signers?

We gladly accept guarantors. Must have an average income of 5x the monthly rent.

Who needs an application?

Anyone over the age of 18 that will be living in the apartment home and guarantors (co-signers).

How many people can live in an apartment?

Two people per bedroom (except children under 24 months; they are exempt from occupant counts).

Do you perform background checks on potential residents?

We screen for criminal background consistent with applicable law, and applicants may be disqualified based on history after a holistic review. 

Do you comply with Fair Housing standards?

We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered without discrimination on the basis of any class protected by applicable laws, including but not limited to source of income.
