Individual leasing means that each person is only responsible for their portion of the unit lease or bed. If your roommate ends up not coming back for the spring semester, you are not responsible for their payment.

Lorenzo apartments are fully furnished with beds, drawers, a desk and desk chair. In the living room area, there is a sofa, an oversized chair, coffee table, end table, entertainment center and a kitchen table with chairs. The kitchen has all designer stainless steel appliances, including a frost-free refrigerator with ice maker, gas ranges, a built in microwave oven, a multi-cycle dishwasher, a double stainless steel sink with a disposal, spacious pantries and a washer and dryer.

Can I bring my own furniture?

Why would you? All units come fully furnished, all you need to bring is your accessories.

What happens if I have roommate issues?

The Property Management provides roommate matching as a convenience to residents. All residents fill out a standard roommate matching form. Unfortunately, roommate compatibility cannot be guaranteed. If you have a roommate dispute, a Resident Life Manager can meet with all roommates to provide a neutral space and assist with finding an appropriate resolution.

What happens if I don't end up going to school and I need to break my lease?

The Lorenzo lease is binding and does not provide grounds for termination. Subletting is prohibited. Relets are subject to a relet fee. Please contact the Resident Services office for additional information on reletting.

How do I pay my rent?

Rental installments are due on the 1st of each month. For your convenience, the Lorenzo offers several ways to submit your monthly rental installments.

What is the difference in a co-signer and a guarantor? What is the guarantor agreeing to? Does it affect my credit?

Lorenzo requires a guarantor with each lease signed. Sometimes a resident can be his/her own guarantor by fulfilling a few requirements. If the resident cannot fulfill the requirements, then a guarantor is necessary. A guarantor is unconditionally guaranteeing the full and timely performance of all the resident's agreements in the lease, including rent payments, late fees, property damage, etc. By utilizing a guarantor as opposed to a co-signer, the guarantor will not be affected by any issues caused by the resident.

Lorenzo is half a mile from the USC campus! That's 5 minutes on bike and a 10 minute walk.
