Cancellation Policies

Cooling Off Period

There is no cooling-off period once the lease has been signed by both the owner and the resident. After the lease is signed, the resident remains responsible for the rent for the full lease term unless an approved lease replacement or lease buyout is completed.

Early termination by students

Before occupancy, residents may request a lease replacement. A $225 lease replacement fee applies. The resident remains responsible for the lease and rent until a replacement resident is secured. If the replacement lease is at a lower rental rate, the original resident must pay the difference in rent within 30 days.

Other cancellation policies

If occupancy is delayed due to construction or a previous resident holding over, the resident may terminate the lease. Written notice of termination must be submitted within the applicable 3-day or 7-day deadline specified in the lease. If the termination is accepted under this provision, the refund is limited to the deposits and rent already paid.

Applicants may qualify using one of the following options: Domestic Guarantor Self Guarantor (Applicant) Approved Third-Party Guarantor A qualifying guarantor must have a minimum annual gross income equal to 36 times the monthly rent. International applicants who are unable to qualify independently or provide an accepted domestic guarantor may enroll with the approved third-party guarantor service, LeapEasy, subject to the property's policy and successful enrollment. LeapEasy is accepted as an approved third-party guarantor option for applicants who do not have a qualifying guarantor. Supporting documents may include: Bank statement Income proof (pay slips)

Yes. The property offers roommate matching. There is a portion of the application with general questions — if you'd like us to match you with a roommate, they use those responses to do so.

Do you offer furnished apartments?

Yes. All of their units come fully furnished with appliances included. Furnishings include a bed, mattress, dresser, desk and chair, and living room furniture. You will need to provide cookware, utensils, plates, etc

Is the property within walking distance of USC?

Yes. The property is located at 1320 W Jefferson Blvd — just 1.5 blocks from the University of Southern California campus. You'll have easy access to the USC Village, campus resources, and everything the neighborhood has to offer

Are utilities included?

Utilities are already set up — we bill you back for your unit's electricity and water usage each month. Internet is included in your monthly community fee and your unit is internet-ready from day one. You can pay utility charges alongside your rent through the Resident Portal.

Can I have guests over?

They do permit guests, but you must adhere to the guest policy in their lease agreement. If you live with roommates, please consider informing them.

Can I renew my lease?

Yes! The sooner you renew your lease, the better chance you will have to secure your same spot and possibly at a better price.

Can I renew but change floor plans?

Yes, you can do a renewal transfer and change floor plans once your current lease is up!

What should I do before moving out?

They will send out a checklist of items that you will need to do and an envelope for your keys about 2 months before your lease ends.

Can I transfer units in the middle of the year?

For the most part, we do not allow mid-year transfers. If you are having roommate issues, you will need to mediate with them and come to a resolution.

What happens if I lose my fob or mail key?

The office can issue you a replacement mail key or fob at a charge.

If my roommate doesn’t pay, does that affect me?

No, every lease is separate so you would not be affected if someone else were to default on their lease.

Do you prorate?

Rent is one lump sum divided into 12 equal payments, so there is no proration for the first or last month rent charge.

Do you check credit when applying?

During the process screening we check for criminal history and evictions. A soft credit pull is done but doesn’t affect your credit score.

If I already have a roommate group, do we put in separate applications?

Yes, because our leases are separate, each person has to fill out their own application and sign their own lease.

Can I cancel my lease after signing?

You can’t cancel your lease, but they do have alternative options depending on your situation.

How do I secure my spot?

Their leases are first come, first serve. The only way to secure your spot is by signing a lease, we do not “reserve” spots.

When will I find out my unit number?

A month before move-in you will receive an email with your unit number and other important move-in information including balance due.

When will I know my roommate assignments?

Included in the apartment assignment email is your roommate information. They do not give out info prior to this email.

Does the unit come furnished?

Yes! All of their units come fully furnished and with appliances included. You will have to provide cookware, utensils, plates, etc.

Do I have to set up utilities and internet?

No, utilities are already set up and we bill you back for electricity and water usage. Your unit is internet ready and included in your monthly community fee!

Can I hang decor items?

Yes! You can use small decorator nails and command strips to decorate your unit. Do not use large nails or screws to hang items.

Is maintenance included?

Yes, most maintenance items are covered by your rent. Any damage caused by the tenant will be charged to your account.

How does tandem parking work?

Tandem allows two cars to park in an extra-long parking spot. Only roommates can share a tandem spot and they coordinate to let one another in and out of the spot.

Are parking spots assigned?

Yes, your parking spot will be assigned, and your parking tag and spot number will be provided on move-in day.

What happens if someone parks in my spot?

Take a picture of the parking tag or license plate of the vehicle and send it to the office. Park in a handicapped spot or a staff spot until your spot becomes available again.

Do you have covered parking?

Their parking garage is a two-level underground garage, so it is covered! Remember to always lock your vehicle!

Is my apartment cleaned before move-in?

Yes, they do perform cleaning and maintenance before move-in. It is a standard clean, so if you would like to have a deep clean, you will need to arrange with the company of your choice.
