The property does not charge any deposit to book a room.
Mode Of Payment
Accepted payment methods include: Check. Cashier’s check. Money order. Online payment through the resident portal. Parents and guarantors may make secure online payments on behalf of students or set up payment plans where available.
Guarantor Requirement
A guarantor may be required for students paying rent through instalments, particularly monthly payments. Students paying the full annual rent in a single payment before check-in usually do not require a guarantor. A guarantor must be at least 18 years old and agree to cover rent if the student is unable to pay. Parents, guardians, and close relatives may act as guarantors. At most properties, guarantors must be UK-based, at least 18 years old, and have resided in the UK for at least one year. Some properties may accept international guarantors; students should contact the on-site team to confirm eligibility. The property management works with guarantor service providers, including Housing Hand in the UK and equivalent services in other countries, where possible. The property management contacts the guarantor as a last resort if the tenancy obligations cannot be met.
Additional Fees
A one-time application fee of $25 is mentioned. An administrative fee of $150 is mentioned as a one-time fee. Application and Administrative Fees Waiver: $175 (recheck with the onsite team). A one-time Concession/Special fee of $100 is mentioned. Please note: Application fees are non-refundable under the Provisional Lease Termination Agreement Program because they cover third-party background screening services. Administrative fees are refundable once the account is closed following approved termination under the Provisional Lease Termination Agreement Program. Parking charges vary by property. Students must check with the residence to confirm whether parking is free or paid. The application approval process takes up to 48 hours.
Pay In Instalment
The individual term lease fee is payable in 12 instalments. Students may pay rent in full or through instalments. Instalment plans may be aligned with student finance, and different payment schedules may be available for international students. Full payment-plan details are provided during the booking process.

How does roommate matching work?
We will try our best to help you with a roommate(s) that meets your needs. In order for us to find the most suitable roommate(s) available in our network, we ask that you contact the leasing office and request a roommate matching form. Once complete, a leasing specialist will review your answers and place you with the most suitable roommates based on your selected profile. Our social media is another excellent way to meet possible roommates!
What happens if I don't like my roommate?
If you have signed an individual term lease, we can indeed help match you with a roommate. However, The Deacon can’t guarantee that all preferences can be met. If a conflict does arise, please contact the leasing office and we will assist with exploring potential resolutions. However, The Deacon is not responsible or liable for any claims, damages, or actions of any nature whatsoever relating to, arising out of or connected with disputes between potential or selected roommates.
What is an individual term lease?
Individual leasing means peace of mind for both parents and students. An individual lease means you are only responsible for your student’s space, not the full apartment as a typical joint lease would be structured. Common areas are shared responsibility among all roommates (ie, living room, kitchen, etc.). Our term lease structure is a lease that begins on a specified date and ends on a specified date, for one fee. This fee is conveniently administered in 12 installments.
Can I bring my own furniture?
At The Deacon we provide fully furnished units with all of our apartments including bedroom and common area furniture, but you may bring whatever furniture you wish with you. Please contact our leasing office for a full list of what furniture will be provided in your new home.
Do you have maintenance service?
Non-emergency requests for maintenance can be submitted via our website at any given time and will be handled by the management staff as soon as possible. Our average turnaround time for maintenance requests is within 24-hours during the work week. 24-hour emergency maintenance is provided by calling the office number. After hours you will be prompted to leave a message, following the automated instructions on the office number. Your message will be responded to by our on-call service technician. It is our express goal to respond to any general service need within 24 hours.
Do you allow pets?
The Deacon is happy to accept your furry friends! The Deacon accepts a maximum of two pets per apartment and request that all roommates are fine with you having a pet. Restrictions do apply, please contact our leasing office for details.
