Guarantor Requirement
A guarantor may be required when paying through instalments; students paying the full rent in a single payment before check-in usually do not need one. Monthly rent payments usually require a guarantor. A guarantor must be at least 18 years old and agrees to pay rent if the student cannot pay. Parents, guardians, and close relatives may act as guarantors. At most properties, guarantors must be UK-based, over 18 years old, and have at least one year of residence in the UK. Some properties may accept international guarantors. Yugo works with guarantor partners, including Housing Hand in the UK and equivalent services in other countries, where possible. Students should contact the on-site team to confirm whether an international guarantor is accepted. Yugo contacts the guarantor as a last resort if the terms of the tenancy cannot be met.
Additional Fees
A one-time application fee of $45 is mentioned. Please note: Application fees are non-refundable under the Provisional Lease Termination Agreement Program because they cover third-party background screening services. Administrative fees are refundable once the account is closed following approved termination under the Provisional Lease Termination Agreement Program. Parking charges vary by property. Students must check with the residence to confirm whether parking is free or paid. The application approval process takes up to 48 hours.
Pay In Instalment
The individual term lease fee is payable in 12 instalments. Students may pay rent in full or through instalments. What happens if I don't like my roommate?
If you have signed an individual term lease, they can indeed help match you with a roommate. However, they can’t guarantee that all preferences can be met. If a conflict does arise, please contact the leasing office and they will assist with exploring potential resolutions. However, they are not responsible or liable for any claims, damages, or actions of any nature whatsoever relating to, arising out of or connected with disputes between potential or selected roommates.
What is an individual term lease?
Individual leasing means peace of mind for both parents and students. An individual lease means you are only responsible for your student’s space, not the full apartment as a typical joint lease would be structured. Common areas are shared responsibility among all roommates (ie, living room, kitchen, etc.). Their term lease structure is a lease that begins on a specified date and ends on a specified date, for one fee. This fee is conveniently administered in 12 installments.

Non-emergency requests for maintenance can be submitted via your resident portal at any given time and will be handled by the management staff as soon as possible. Their average turnaround time for maintenance requests is within 24-hours during the work week. 24-hour emergency maintenance is provided by calling the office number. After hours you will be prompted to leave a message, following the automated instructions on the office number. Your message will be responded to by our on-call service technician. It is their express goal to respond to any general service need within 24 hours.
