คำถามที่พบบ่อย

What does "by-the-bed" mean?

All leases are by-the-bed and per person, on an individual lease agreement. Studio or 1-bed spaces with double occupancy, plus larger floor plans with 2 bedrooms or more, are shared apartments with multiple leaseholders.

What does the property look for in applicants?

They rent to any applicant who meets their qualifying standards. All residents undergo a background check, and all guarantors undergo a credit screening and must provide income verification.

What is needed to reserve a room/apartment?

In order to guarantee a bed space, a signed lease agreement is required. Leases are generated once the application is complete and the screening has been approved.

Are special documents or paperwork needed to submit an application?

Applicants have the ability to upload a copy of their identification during the application process. The property requires this on file prior to move-in. Proof of income from a guarantor is also required when they complete their portion of the application.

How long does it take to get approved?

Most applications are approved within 24–48 hours.

ดูคำถามทั้งหมด (45)

Is a guarantor needed, and what happens if one cannot be provided?

Most applicants require a guarantor to provide income verification (aside from student loans) to meet the income requirement and ensure monthly installment payments can be made. If an applicant does not have a guarantor, they can attempt to self-qualify using their own income or apply to use a third-party guarantor service. Prospective residents should contact the onsite team for information about their third-party guarantor service.

Can non-students apply?

Yes, all prospective residents are welcome to apply. They rent to any applicant who meets their qualifying standards.

Does the property provide summer accommodations?

Summer accommodations may be available depending on availability. Prospective residents should contact the onsite team for information about short-term lease options for summer housing in June and July.

Can residents sublet a room for the summer?

Yes, all residents have the option of reletting their bed space during the summer months if they do not plan on occupying it. Note: Reletting requires the individual taking over the bed space to go through the same screening process as all other residents and sign a new lease agreement with the community in order to take over the lease for the remainder of the term.

What is included in the rent?

Monthly installments include water, high-speed internet, and access to all community amenities.

What is not included in the rent?

Utilities such as parking, trash, and electricity are not included in the monthly installment. The community partners with a third-party billing service to add parking, trash, and electric bills to resident ledgers each month.

How can rent be paid?

The easiest way to pay monthly installments is through the Resident Portal website or mobile app. The app allows residents to link a bank account or credit/debit card and set up recurring payments.

Can a resident change their rent installment plan?

No, the rent installment plan is specific to the selected floor plan and bedroom type. Residents interested in alternative rates should contact the onsite team to discuss transfer options.

Can rent be paid with a student loan?

Student loans cannot be used as qualifying income for applicants. While residents may choose how to pay their rent once approved, the property does not allow for payment plans based on student loan availability or distribution timing. All monthly installments are due on the 1st of the month.

What happens if a resident does not pay rent?

Residents who do not make the monthly installment payment are subject to late fees or fines starting on the 4th of the month. If non-payment continues, residents may be subject to eviction per the terms of the lease agreement.

Can residents live with their friends?

Yes. As part of the online application, applicants can add future roommates to create a roommate group or list their friends' names on the application to ensure they are placed together in the same unit.

Is a roommate matching service provided?

Yes, the property provides a roommate matching service. The application includes a roommate questionnaire covering academic focus, study habits, and social life. The software uses these answers to pair residents with compatible roommates in their selected floor plan and self-identified gender.

How is it determined who someone lives with?

The property management software uses a roommate questionnaire (covering study habits, academic focus, and social life) to pair residents with compatible roommates within their selected floor plan and self-identified gender.

What happens if a roommate moves out?

There is nothing a remaining resident needs to do, as each resident is on an individual lease agreement.

How are resident disputes handled?

The onsite management team hosts a roommate mitigation meeting with all involved roommates individually and/or as a group to help resolve the matter and reach a mutually agreed-upon solution. If needed, the property allows resident transfers to a new unit.

Can residents choose their specific bedroom within an apartment?

No, individual bedroom selection within a unit is not permitted. The lease agreement is for a specific floor plan and bedroom type, not a specific unit or room. Bedroom preferences are taken into account during placement, but all future roommates must agree to the preference.

Can a resident change rooms if unhappy with an allocated roommate?

Yes, if roommate mitigation efforts are unsuccessful, residents may transfer to another unit, subject to availability in same-gender units of the same floor plan.

Is parking available when unpacking on move-in day?

Residents should contact the onsite team and review their move-in directions for parking details upon arrival.

Will someone be available to hand over keys?

Yes, residents can reference their move-in directions for details on key pickup locations and times.

Who is responsible for cleaning communal areas?

Roommates are responsible for keeping the shared common areas of their unit clean.

Are parties allowed?

Gatherings are permitted in units, provided residents abide by the property rules and quiet hours outlined in the lease agreement.

Is parking available on site?

Yes, resident parking is available on site.

How are maintenance requests reported?

Maintenance needs should be submitted as a work order via the Resident Portal app. Most work orders are completed within 24 hours.

What happens after maintenance is reported?

A maintenance team member will review the ticket and reach out if entry confirmation is needed. Most work orders are completed in a single visit unless parts need to be ordered.

How are after-hours maintenance issues reported?

After-hours maintenance requests can be submitted via the Resident Portal app. For emergency work orders (e.g., flooding), residents should call the property phone number to reach the after-hours call service and on-call maintenance team. Life-threatening emergencies (e.g., fire) should be reported directly to 9-1-1.

Who can residents speak to regarding personal issues?

The onsite management team is available to speak with residents regarding roommate problems, financial hardships affecting rent, or other community concerns.

Are pets allowed?

Yes, the community is pet-friendly. Additional fees may apply.

Is renters insurance required?

Yes, all residents are required to carry liability insurance per the lease agreement. The property manager offers a low-cost liability insurance program that can be billed monthly with rent.

Is privacy guaranteed inside the apartment?

Yes, residents have sole access to their bed space. Living rooms and kitchens are shared common areas, but most bedrooms are single occupancy.

Who should be contacted in case of an emergency?

Can a resident move out before the lease ends?

Yes, but residents remain responsible for all monthly payments through the end of the lease term. Residents have the option to relet their bed space to another individual to take over installment payments.

What needs to be done prior to moving out?

Residents should contact the onsite management team for move-out steps and key return instructions.

Can residents pay extra for room cleaning services?

No, the property does not offer cleaning services. Residents may independently hire a private cleaning service if desired.

How are keys returned?

Keys must be returned directly to an office team member at the leasing office on Move-Out Day or during regular business hours.

Is storage available after moving out?

Onsite storage is not offered.

What is the length of a standard lease?

Standard lease contracts begin in August and end in July to align with the local university’s academic calendar.

Can a lease be canceled early?

Lease cancellations are not permitted once the application is approved and the lease is signed. Residents may relet their bed space to another qualified individual who will sign a new lease for the remainder of the term.

What are the consequences of terminating a lease early?

Lease agreements are binding even if a resident does not move in or take possession of the unit. Failure to make monthly installment payments may result in the account being sent to a collections agency.
