    For 25-26 AY & 26-27 AY: 1. You may cancel within the period stated on your contract. Please note: this period varies depending on each location, so please check your contract. If you paid a deposit or any rental fees for your booking and you are able to cancel under the terms of your contract, these will be refunded to you. 2.     For 25-26 AY & 26-27 AY: If, after the start date of your booking, you wish to be released from the agreement and you find a replacement resident whom the property team deems eligible at their sole discretion, you will be released from the agreement from the date the new agreement with the new resident takes effect. Your deposit will be refunded, and a fee equal to the cost of preparing your room for the new occupant will be charged. You will remain responsible for any outstanding rental ar

    If you are an ongoing student or returning resident of the building, you may request to cancel and have any deposit and rental amounts which relate to your booking returned to you if: You are notified by your university that your course will be taught 100% online for the next academic year. You may request to cancel up to the 31 March in the year of your next contract starting in September.

    For 25-26 AY & 26-27 AY: 1. Property team reserve the right to cancel your booking and resell your room if you fail to collect your key within 14 days of the booking start date. 2. You remain liable for all amounts due under the agreement until the room is sold and for any lost rental amounts between bookings which they may deduct from the deposit amount.

    Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email.     Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    Security Deposit

    For 25-26 AY, 25-26 Jan Intake (Short Term Lets) & 26-27 AY: - 1. The property requires you to pay £250 as a deposit to secure their room. This will be due at the time of processing the booking. 2. After you vacate your room, the property will complete a check out inspection, and send your a final account statement within 7 days of your contract end date. 3. The statement will provide you information on any charges for cleaning and/or damage (if any have been applied to your account), as well as any balances due for rent (if applicable). These charges will be deducted from your deposit amount, and if they exceed the deposit amount held, you will be asked to arrange payment for the outstanding balance immediately.

    For AY 25-26 & 26-27 AY: 1. Payment in full. 2. Payment in instalments. Please note: You can find the full details of your payment plan within your agreement. There you will find a full breakdown of what payments are required and when they need to be made. For 25-26 Jan Intake (Short Term Lets): Payment for semester 2 is 1 payment upfront. We cannot offer instalments.

    For 25-26 AY & 26-27 AY: 1. The property accepts both UK based and international guarantors. 2. The property team requires you to have a guarantor at the time of booking who is: - (a) over the age of 18, and (b) willing to agree to the terms and conditions of your contract.

    Can I choose who I live with?

    Please let them know if you have a preference for your flatmates (such as same-gender or postgraduate flatmates). They cannot guarantee that they can accommodate your preference but they will try their best. Where possible, they will aim to accommodate group bookings as well as individual bookings. When booking on the website, you can see how many rooms are in each flat. If you know the flat your friend is in and there is availability, you can choose rooms next to them

    What is included in the cost of my rent?

    They make life simple by charging one weekly rate which includes all your water, heating and electricity bills, and insurance. They also provide Wi-Fi free of charge and make sure there are no hidden costs, so you can budget more effectively. The cost of rent will vary depending on what room you select, but the details of this will be contained in your tenancy agreement.

    I’m arriving from another country – what do I need to do?

    Moving to another country can be a daunting process. If you’re an international student, moving to the UK to study, they are there to help make the transition into your new accommodation as smooth and as comfortable as possible.

    Can you have my luggage delivered to my room?

    They do not offer a storage or shipping option. However, their approved partner provides flexible storage and moving services for students

    What's included in my room?

    Your bedroom will have a bed, desk, chair, wardrobe, and either curtains or blinds.

    Does my room include a TV?

    You’re more than welcome to bring your own television. Don’t forget that you’ll need to buy your own television license. It’s worth checking that you can receive a good reception before buying your licence and installing your TV. That way, you won’t be out of pocket if you find that you’re unhappy with the quality of the picture

    Is bedding included?

    Bedding, Bathroom, and Kitchen essentials aren’t included, but you can easily order everything you need.

    When can I move in?

    You can move in from your booking start date, which can be found on your contract.

    How do I book a check-in slot?

    They ask you to book a check-in slot ahead of your move-in date to avoid unnecessary queues and congestion. Check-in slots are available to book via the resident portal.

    Is parking available for check-in?

    Parking availability varies depending on location, and where it is available, you may experience severe delays due to the number of residents checking in at the same time.

    What if I miss my check-in slot?

    Don’t worry if you are running late on your arrival day and will miss your check-in slot – you will still be able to check-in, but there may be a slight delay.

    Is there WiFi in my room?

    There is Wi-Fi throughout your flat, including your bedroom, and the whole building. To connect to their wi-fi, simply open your internet browser once you arrive, fill in the registration form and the world (wide web) is your oyster. Hi-speed internet Wi-Fi is provided completely free of charge via a network and is available throughout the building including study areas and social spaces. To get online, connect to the network, open your internet browser, and fill in the registration form.

    Can guests stay over in my flat?

    Residents are permitted a maximum of one non-resident guest at any given time, for a maximum of two nights a week. They ask that all guests are accompanied by the resident they are visiting whilst they are in the property. Residents are responsible for their visitor’s behaviour whilst they are in the property and their teams reserve the right to refuse entry if there is any breach of the property Rules, or if they believe their entry may cause a safety concern to staff, residents or other guests.

    Am I allowed to bring a pet?

    As much as they love animals, there is a strict no-pet policy at all their properties which is outlined in the property Rules appendix in your agreement. This is for the wellbeing of all their staff and guests in their properties. No pets, including fish, may be kept in the property. Additionally, residents are not permitted to bring animals into the property. This Rule does not apply to the extent that it restricts the keeping of a guide or assistance dog recognised by the relevant agencies.

    Do I need to clean my room/flat?

    You will be expected to clean your bedroom, shared kitchen, lounge, and bathroom areas during your time with them. Housekeepers will ensure the communal areas such as the stairwells are clean.

    Are there laundry facilities?

    All their properties have laundry facilities onsite. Simply ask reception for a laundry card, top up with credit on the website or App shown on the card and you’re ready to go. Full instructions of how to use the machines are on the wall of your property’s laundry room.

    What other safety measures are in place throughout the property?

    They know that feeling secure and safe is really important to their residents, which is why they have a range of measures in place to give you peace of mind and to ensure you feel as safe as possible during your stay. They're proud members of a national code for non-educational establishments, the model for 'best practice' in student accommodation. All their properties have CCTV installed, and access in and around the buildings is operated with a secure key card/fob system. In addition, all bedrooms can be locked with your access keys. The property Team also includes Service and Safety team members who conduct safety patrols for the safety of their guests.

    I've lost my key - what should I do?

    If you lose or temporarily misplace your access keys or fob, please report this to the property Team as soon as possible. They will be able to provide you access to your room whilst you try and find them. They can also provide you with a replacement if they are permanently lost, and will only ever charge you what it costs them to provide the replacements – no hidden admin fees.

    Do I need to pay council tax?

    In the UK, full time students are currently exempt from Council Tax during their studies so that’s one less cost to worry about. To qualify for an exemption form, please fill in the council tax form on the resident portal. They may also ask you to provide an exemption certificate from your university after you have checked in. If you don’t do this, the local authority may issue a Council Tax charge, and you will be liable to pay this cost.

    When will I get my deposit back?

    Your deposit is protected by a deposit protection scheme. After you vacate your room, they will complete a check out inspection, and send your Final Account Statement within seven days of your contract end date. The Final Account Statement will provide information on any charges for cleaning and/or damage (if any have been applied to your account), as well as any balances due for rent (if applicable). These charges will be deducted from your deposit amount, and if they exceed the deposit amount held, you will be asked to arrange payment for the outstanding balance immediately. The scheme will email you 28 days after you receive your Final Account Statement and provide details about how you can have your deposit returned by them. You will then need to log into their website and complete specific actions before they will return your deposit.

    Do I need to clean before I leave?

    To avoid charges for cleaning when you check out, you should make sure your room and flat communal areas are clean and tidy, and that all your personal belongings have been removed. You and your flatmates hold a shared responsibility for the cleaning of communal areas in your flat, such kitchens, corridors, and/or living space, so you’ll need to make sure these areas are clean and tidy before you leave, and that all personal belongings have been removed. Any charges for communal area cleaning and/or removing of belongings will be shared equally between all flatmates responsible
