Cooling Off Period

The property offers a 14-day cooling off period wherein you can cancel the booking and any amount paid will be refunded to you.

Replacement Tenant Accepted

1. If you wish to terminate the contract early, you will still be responsible for paying rent until a suitable replacement tenant is found. 2. Once a suitable replacement tenant is found and signs the contract, you will be released from the agreement.

Guarantor Requirement

1. A valid UK guarantor is required if you wish to pay for the property in installments. 2. International guarantors are not accepted. 3. If you cannot provide a UK guarantor, the property recommends using the Housing Hand service. Please note: 1. The guarantor must be over 18 years old and a permanent resident of the UK. 2. They need to provide proof of ID, such as a copy of their driving license or passport. 3. They must also provide proof of address, such as a utility bill dated within the last 3 months.

It cannot be predicted, as availability depends on cancellations.

Can I choose a specific room?

You can choose a room type. Depending on the property, you may also be able to select a specific room.

Who will I be allocated with?

Property aims to match like-minded students, such as those in the same year of study. Single-sex apartments may also be available, subject to room availability.

Can I request a room move if I do not get along with the people I am sharing with?

The team will first try to resolve any issues. Room moves may be arranged if possible, subject to availability and a cleaning/administration charge.

When is my rent due?

Rent is generally paid in instalments that align with student loan payment dates. Refer to your tenancy agreement for your property's payment schedule.

When are my first payments due?

The booking deposit is payable when signing the tenancy agreement to secure your booking.

What if I do not pay the Booking Deposit payment within 7 days?

If the booking deposit is not paid within 7 days, Property may release the reserved room.

Are the rates negotiable?

No. Room rates are fixed and cannot be negotiated.

What is included in the rent?

In England and Scotland, rent includes utilities and broadband (subject to a fair usage allowance). In the Republic of Ireland, utilities are charged separately as a fixed additional fee (subject to a fair usage allowance).

Are there laundry facilities?

Laundry facilities vary by property. Some apartments include a washing machine, while most properties have an on-site self-service laundrette with usage charges.
