Booking Deposit
Deposit Policy Last Month's Rent Deposit Required to secure the accommodation. Non-refundable once the student's application is approved. Refunded only if the application is declined. Key Deposit Refundable at the end of the tenancy, provided all keys and access fobs are returned.
Guarantor Requirement
A guarantor is typically required for student leases. Requirements include: Canadian citizen or permanent resident. Full-time employment. Credit check may be requested. If students are unable to provide a guarantor, Domus may allow an alternative arrangement, such as a guarantor fund or prepaid rent.
Mode Of Payment
Accepted payment methods include: Debit card Credit card (processing fees may apply) Certified cheque Pre-Authorized Debit (PAD) Post-dated cheques for rent payments Maintenance Students should report any move-in deficiencies shortly after taking occupancy. Maintenance requests must be submitted by the student (not the guarantor).

How will I receive my lease agreement?
After all required tenant information has been completed, a personalized digital lease agreement is generated and sent electronically for review and signature.
Can someone take over my lease?
Yes. Residents may arrange for a replacement tenant to take over the remainder of their lease. The replacement must complete the required application process and receive approval before the lease transfer is finalized.
Do I need renter's insurance?
Yes. Domus Housing requires all residents to have valid renter's insurance during their tenancy.
How do I report maintenance issues after moving in?
Residents can report maintenance requests through the resident portal after moving in. Emergency maintenance requests are handled separately through the designated emergency support process.
Can I request rent receipts?
Yes. Residents can request rent receipts for previous rental periods through the finance team.
