For example, if you submit your 60 days notice on May 15th, it will count as 60 days from June 1st. 3. If you wish to exercise the option to terminate your lease prior to the agreed-upon end date, the property requires a surrender fee equal to 1 month's rent if your requested new lease end date is between June 1st & August 31st

    Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email.     Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    1. To book a room with the property, you need to pay either: (a) A non refundable security deposit equal to one month of rent, or (b) A one time move-in fee of $500 (per room). 2. Your upfront costs are determined by your move-in date and length of stay. (a) If your move-in is before the 10th of the month and your stay is more than a month, your upfront costs will be: 1. Security Deposit. 2. First month's pro-rated or full charges. (b) If your move-in is on or after the 10th of the month and your stay is less than two months, your upfront costs will be: 1. Security Deposit. 2. First month's prorated charges. 3. Full second month's charges. (c) If your move-in is before the 15th of the month and your stay is more than two months, your upfront costs will be: 1. Security Deposit. 2. First month's pro-rated or full charges. (d) If your move-in is on or after the 15th of the month and your stay is more than two months, your upfront costs will be: 1. Security Deposit. 2. First month's prorated charges. 3. Full second month's charges. (e) If your stay is for one month, regardless of your move-in date, the property will require your full stay to be charged upfront, including your security deposit (if applicable). Please note: All upfront payments are due within 3 days of your signature date.

    Mode Of Payment

    The rent payments can be made through PropertyWare, Stripe & Flex. Please note that these payment methods charge transaction fees for different payment methods, over which they have no control. Payments made through checks or third-party platforms other than PropertyWare, Stripe or Flex will not be accepted. PropertyWare charges different transaction fees for different payment methods: each ACH/direct deposit transaction is charged a $2.95 fee, each cash transaction is charged a $3.75 fee and each credit card transaction is charged a 3.10% transaction fee of the payment amount. Stripe sends invoices via email through which payments can be made directly by entering debit/credit card details and they charge a 3.5% transaction fee. Flex is a payment plan option which can only be used for monthly rent payments, not for the upfront payments or prior to moving in to the unit. It can also be used only by tenants who are paying through PropertyWare.

    Guarantor Requirement

    Below are the requirements you'll need to meet in order to qualify as a resident: 1. Proof that your monthly income is 3x the monthly rent or proof that you have 60x the monthly fee in cash assets. You can prove cash assets by providing banking statements 2. An above 650 credit score If you don’t meet the resident requirements to qualify for a home on your own, you will need to apply for a home with a guarantor who will co-sign your lease. The guarantor must provide: 1. Proof that their monthly income is 5x the monthly fee or proof that they have 80x the monthly fee in cash assets 2. A credit score of at least 650 Please note: If you can’t find anyone to act as a guarantor, you can use the services of "TheGuarantor" and they will act as your guarantor by co-signing your lease for a fee, helping you qualify.

    Additional Fees

    1. The Membership Fee varies based on the apartment and room type, averaging around $169 for an entire apartment and $126 for a private room. 2. Couples need to pay an additional $350 per month. 3. For pets an additional monthly fee of $50 for a cat and $100 for a dog will be charged. 4. There is a $6 utility management fee which is charged monthly, by the property, to take care of the utility bills. 5. Lock-out fee: $100. 6. $20/month home essentials stipend for tenants in shared multi-bedroom apartments that you can use to buy home essentials for you and your roommates (e.g. toilet paper, hand soap, dishwasher pods, paper towels, etc.) 7. Parking is an additional service and charges can go from $150 to $250 per month depending on the city. 8. Utilities are divided amongst the tenants in a household and are based 100% on consumption except for the Internet. The Internet has a stable monthly fee. Utilities can depend on cities but they can use these as ballpark estimates: Electricity: $40 - $80 depending on seasonality Gas: $20 - $50 depending on seasonality Water: $50 - $100 depending on seasonality

    What if I don’t qualify as a resident?

    If you don’t meet the resident requirements to qualify for a property on your own, they have a few options for you:
    * Apply for a property with a guarantor who will co-sign your lease.  * Book a short-term stay for under three months and enjoy a simplified approval process: no income or savings requirements and you will only be required to meet a certain credit score, determined by the city you want to live in.

    Are requirements different for international residents?

    Yes. Application credit score requirements only apply to individuals with a credit history in the US. If you are an international resident, you or a guarantor must provide proof of financial status - such as bank statements or proof of funds in trust - in your previous country of residence. Documents in a foreign language are accepted, but a version translated into English may be requested. Please note: each application is assessed on a case-by-case basis but must generally meet the above terms.

    Can I tour a property in person?

    Yes! Approved applicants can view up to two properties in person. And you can always view the bedroom layout and common areas of the property by taking a 3D tour.

    Is there a minimum stay requirement?

    Yes. The minimum stay in any accommodation is 30 days (with the exception of Boston and Washington (31 days) and Chicago (32 days). After your 1 month minimum stay, you don’t have to strictly rent for months at a time. For example, you can rent flexibly for 1 month and 8 days, or 2 months and 10 days, etc

    Can I extend my stay?

    They're thrilled you'd like to stay with the accommodation longer! The price on your new lease will likely be up to 5% off the web price for your desired dates. Some differences might apply in select areas and they will always comply with all local rent regulations. If you've already agreed to accept a priority offer, then your extension price will be the rate of that offer. The only time you would not be able to extend your stay is if they have not heard back after the issued priority offer & a new resident secured the space.
    * A priority offer is made to you from the accommodation at any point during your stay if someone applies to be the next resident of your room. You have the option to extend immediately, signing to stay for at least as long as the applicant and at their price.

    What if I want to terminate my signed agreement early?

    Yes! Couples are welcome in select shared properties for an additional $350 per month. Only property with a 1:1 bathroom ratio is considered couple-friendly, and only one couple can occupy these units at a time.

    Is the property pet-friendly?

    Most of their properties are not ideal for pets. However, select properties do allow pets for an additional monthly fee: $50 for a cat and $100 for a dog. Please note that, as per the law, any and all of their properties allow ESA and ADA animals, even if they are not listed as ‘pet friendly.’ This means that you may be paired with someone who is legally authorized to have a pet. Across all cities, any resident who needs to live with an ESA is required to fill out a form specifying this as part of their application.

    What is the move-in process like?

    Before your move-in date, you’ll be offered an onboarding call, where you can ask questions and get all the information you need. You’ll also receive details like door codes via email and your management's app. They uphold a 3:00 PM move-in policy for several reasons, but most importantly to ensure that your move-in is as smooth as possible. In the case that the previous resident may be moving out the day you move in, they need time to inspect and clean the room, ensuring you will be moving into a space that meets their standards. If you need to move in earlier than 3:00 PM, they may be able to accommodate this on a case-by-case basis for an additional fee - just email their team with your request.
