Cancellations made within 14 days of signing the contract will receive a full refund. Cancellations made more than one month prior to the contract start date will also be eligible for a full refund. For cancellations made less than one month before the contract start date, the property will hold the prepaid month’s rent but refund the deposit.

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

1. Upon accepting your booking request, the property will require a prepayment equivalent to the last month's rent. 2. While some listings may label this as the first month's rent, the property considers this as a prepayment for the last month of your rental period.

Security Deposit

A refundable deposit of €1000 must be paid to secure your room. This deposit will be fully refunded by the property, provided the unit is returned in the same condition as it was handed over.

Mode Of Payment

Bank Transfer. Please note: The property does not accept credit card payments, online payments, cheques, cash, & mobile payments.

Guarantor Requirement

A guarantor is not required when booking the property.

Additional Fees

A one-time, non-refundable membership fee of €150 is charged by the property to cover the administrative expenses.

The dining areas are set up to enjoy dinners and the kitchens are fully equipped with any type of equipment you need. They also try to provide as many standard accessories as possible, so you don't have to worry or bring anything when you move in. From kitchen appliances to utensils, cutlery, vases, mixers, toast machines, plates, pans, cups, hairdryers, steam irons, and more. The private rooms come fully furnished and decorated as well. There will always be a comfortable bed including a duvet and pillows and plenty of storage space for your personal belongings. Almost all of their rooms have a desk with a desk chair (if the room did not fit a desk, this will be mentioned on their website). Furthermore, they make sure that the room is ready to move in by decorating it with lighting, rugs and art.

Can I see the room before I move in?

They would love to show you their homes, but they also want to provide privacy to their current members. That's why don't offer viewings. Instead, they provide detailed pictures of their apartments and rooms, as well as 3D floor plans on their website, so you can get a good idea of what the apartment is like. You are welcome to invite friends over for lunch, dinner, etc. as long as your housemates are okay with it. Just give others a heads-up and be mindful of the noise. You can always take the fun to a general area with closed doors or take it to the bar.

Can my partner/friend/family visit and stay over?

Their apartments are your home, so you can definitely have guests come over as long as everyone in the home is fine with it and you follow their guest policy.

Can I move between different property apartments?

Yes, you have the possibility to move to another apartment and you will always get the first pick on any available room or apartment. The flexibility of living is one of the things they strive for here at property. Please be aware that some local regulations and policies might apply. Can I temporarily stay at a property home in another city?
