UK PBSA Market Records 10% Investment Rise

Investment in the UK’s PBSA sector went up by 10% in 2025, showing that many investors are still interested in the market. A recent report by Knight Frank says that the total investment in the sector reached about £4.3 billion during the year. Even though the wider property market has seen some uncertainty, student housing remains a reliable sector for many investors. The steady number of students coming to the UK for higher education continues to support this growth.
More Investment Deals Across the Sector
The number of deals in the PBSA market also increased during the year. In 2025, a total of 79 deals took place in the student housing market. This is about 20% more than the previous year. Many investors focused on operational student housing properties that are already running successfully. At the same time, larger portfolio deals also returned to the market. About 13 portfolio deals were completed, and some of them were worth more than £200 million. This shows that large investors are still putting money into student housing.
Growth in Student Housing Developments
New student accommodation developments also continued across the UK. In 2025, developers delivered around 19,600 new student beds across 64 projects. This is a 20% increase compared with 2024. However, the number of new beds delivered is still lower than the average before the pandemic, when around 25,000 beds were built each year. Because of this, many university cities are still facing a shortage of student housing.
Demand from Students Remains High
Experts say the PBSA sector is likely to grow because the UK is still a popular place for both local and international students to study. However, builders and investors still face some problems, such as delays in planning approvals and changing rules. Even with these challenges many lenders and investors are still interested in the sector. Since student demand remains strong and new projects are being planned, the UK PBSA market is expected to stay active in the coming years.

More money going into UK PBSA means students could have more places to live in the future. When new buildings are built, students may get better student housing with good facilities and homes closer to their universities.
