No Visa No Pay

1. In case of visa denials supporting proof from an authorized agency must be supplied to the property, the Resident’s liability for the balance of the rent for the remainder of the term will be waived and the rental amount paid will be refunded within 10 days.

2. Application and reservation fee of $200, is received for the entire online booking services and covers all costs associated with the booking and securing of the room. If the booking is canceled even without any rent payment made, the application and reservation fee is not refundable.

Early termination by students

1. In the event of early termination of this Lease by Tenant(s), Tenant(s) will be responsible for the agreed upon monthly rent until the termination date stated in this Lease.

2. However, in unforeseen and supervening circumstances causing the Resident to leave the room before the lease end date, the property may agree to release the Resident from the contractual obligations providing the following conditions are met, all together:

a. The termination request should arise from an extenuating circumstance along with a supporting proof from an authorized agency.

b. The resident shall find a suitable replacement to occupy the room/apartment.

Replacement Tenant Accepted

In the event of early termination of this Lease by Tenant(s), Tenant(s) will be responsible for the agreed upon monthly rent until the termination date stated in this Lease.

1. The resident shall find a suitable replacement to occupy the room/apartment for the remainder of the Agreement without any vacancy gap between two bookings. The accommodation application of the new person shall be approved by Astoria Residence and a $200 admin fee will be charged for the verification, onboarding and admission of the new resident.

2. If the Resident fails to find a suitable replacement in a reasonable period or requested by the Resident themselves, Harrington Housing will take the charge of finding a suitable replacement for the room, and a $250 marketing and admin fee will be levied on the Resident’s account.

3. In both cases, the Resident will be responsible for the rent until a suitable replacement starts the tenancy or until the original lease term of the Resident comes to an end, whichever occurs first. In other words, the Resident will pay both the cancellation fee (either $100 or $250), and the rent for the vacant period until the new replacement tenancy starts.

Extenuating Circumstances

1. In case of documented exceptional circumstances such as medical emergencies supporting proof from an authorized agency must be supplied to the property, the Resident’s liability for the balance of the rent for the remainder of the term will be waived and the rental amount paid will be refunded within 10 days.

2. Application and reservation fee of $200, is received for the entire online booking services and covers all costs associated with the booking and securing of the room. If the booking is canceled even without any rent payment made, the application and reservation fee is not refundable.

Please note: These types of cancellations will be evaluated on case to case basis by the property.

Other cancellation policies

1. If cancellation occurs before 45 days prior to arrival, you won’t be held liable for the remaining rent for the duration of your lease. The rental amount you’ve paid will be refunded within 10 days.

2. If the cancellation request is received between 15 days and 30 days, the Resident will be charged a 2-week period of rental payment and his/her liability will be waived for the balance of the rent for the remainder of the term after 2 weeks, and the rental amount paid exceeding 2 weeks will be refunded within 10 days.

3. If the cancellation request is received in less than 15 days of the arrival, the Resident will be charged a 4-week period of rental payment and his/her liability for the balance of the rent will be waived for the remainder of the term after 4 weeks, and the rental amount paid exceeding 4 weeks will be refunded within 10 days.

What does the rent include?

In other words, the deposit secures your room, and the first rent brings you the keys.

What is the verification process?

After the booking submission, you will be asked to follow the instructions to verify your identity and proof of study/work. They want to make sure they only accept people who are verified to be a good fit for their co-living community.

How can I visit the room before booking?

On their website, you will find a link where you can book a tour. This can be virtual or in person.

What is required for booking?

To book you will need to complete the verification process by uploading a photo ID, proof of study, proof of address, ID proof of guarantor, and then pay the deposit listed in the booking process. If you are a student, they require proof of study instead of proof of work. This full process can be completed online.

What is proof of guarantor?

It is proof that you have a guarantor agreeing to secure or 'guarantee' tenancy agreement/contract. A guarantor can be an individual (parent, spouse, relative, etc.) who promises to pay a tenant’s debt in the case the payment has not been transferred for a reason.

Why can’t I select the dates I want?

You can only select beginning and end of the month as a move-in date. If you have a specific move-in date in mind, you may contact by mail in case they can accommodate your inquiry.

How do my friend and I rent an apartment together?

Bookings are done individually, but you may request to live in the same apartment with your friend. They do their best to make this happen but it is based on availability. Please contact their booking team by mail.

Can I meet my roommates before moving in?

In most circumstances, your exact room is assigned the day you move in. Their housing coordinators will introduce you to your roommates when you move in.
