Can I request a waiver for the application fee?

You would have to reach out to the property to see if there is a current special going on and if so, they could provide a code the applicant could type in to get a reduced app fee.

Are guarantors mandatory?

No

What are the financial criteria for guarantors?

A guarantor must have a SSN, A credit check is ran and they must make at least 3 times the rent monthly. If the screening comes back conditional, they would owe a 1 month deposit, if they are approved no deposit is required.

Are utility bills charged monthly or quarterly?

Water, sewer, and trash are charged monthly, electricity is set up in the resident’s account.

What is covered by the utility bill?

Water usage is charged back to the unit and split between the residents, electricity would be charged by the city of austin and would bill the resident directly. Internet is  included.

Is the administration fee one-time or recurring?

No admin fee.

Are there any miscellaneous fees?

$25 community fee (required). If the resident would like parking, storage, credit reporting, furniture, these are all extra monthly costs. If the resident qualified with our guarantor waiver program, that is also an additional monthly cost. These are all listed on the application when the resident applies.

What are the financial requirements for student accommodation?

Student does not have any financial requirements if they qualify with a guarantor or our Guarantor Waiver Program.

Do you allow dual occupancy and couples?

No, unless the occupants fall under the occupancy guidelines listed on our qualifying criteria which abides by Austin laws.

What is the policy for early move-out?

Property do not allow early move outs unless the resident finds a lease takeover who applies and is approved by the property. They can move out early and continue paying the rent by completing the early move out agreement.
