Yes, the property require the residents to have liability insurance with coverage of at least $100,000. It is the responsibility of the tenant to obtain and pay for renter's insurance. 

How often is there a rent increase?

Rent increases are implemented upon renewal of the lease, to keep up with market value. You will not be subject to a rent increase in the middle of your lease. 

What are the occupancy limits?

To be eligible to rent a room in the residencies, the applicant must be able to certify either (a) that they are currently enrolled as a student and are taking one or more courses, or (b) if the applicant is not taking classes during the semester, the applicant both (i) is registered to take classes in the following semester, and (ii) is working at an internship that provides beneficial learning.

What happens at the end of the lease term?

Properties is a rent-controlled community. After the initial lease term, the rental agreement will remain in effect on a month-to-month basis. To terminate the agreement, a thirty (30) day notice must be given by the lease holders and the apartment must be vacated. 

How long is the lease term?

Unless otherwise stated, our leases are for twelve (12) months.

This is my second apartment in South Austin and it has been a great experience. I liked it so much that I got my brother to lease here as well. The location is great and the outdoor space in the community is a huge plus. My dog and I enjoy walks under the oak trees out front and there are loads of parks within walking distance. The staff is helpful and friendly. The staff has done a great job with the property maintenance and they are quick to jump on a fix. They are on-site often and get things done! Great safety practices with maintenance and leasing.

I haven't seen any rodents on the grounds but I have seen raccoons, including one (or some) that were living in the attic/wall over my apartment unit. But, it does seem they're gone now, thankfully. Overall, Stoney Ridge is a decent place to live, especially for the location and price of rent. I wouldn't mind an updated kitchen but I'd also not post a super negative review about the complex because of it.

I think Stoney Ridge is a great place to live. I've lived at SR for over two years and I've made a lot of memories here! Pros: Best location with things to do and places to see! wonderful trees and parks near by to walk your furry friends! Sweet and super helpful staff and maintenance crew! nice size apartment for the price! patios offer privacy! friendly neighbors! bus stop is across the apt. Summermoon Café is just a brisk walk away! a pool where you can tan for days! new appliances *upon request*! Cons: older complex so there is sometimes roaches or your air condition goes out. these are only things I saw in my apt but maintenance fixed them right away. also, I recommend getting your own washer and dryer because the facilities on site aren't very good. there's only a couple working and they are being used a lot of the time but if you get your own W/D, problem solved!

I've lived in Stoney Ridge for a little over one year now. I renewed my lease for 6 months. I don't have much to complain about. I like my apt., it has all of the amenities I could ask for. Yes, the kitchen is dated but everything still works and works well. The location is great! For the price of rent and the proximity to downtown Austin, you can't beat the price. The complex is older, yes, but it's not run-down or anything. My only complaint would be that I wish the pool was maintained a little better - it's sometimes not the cleanest - and I wish some of the other tenants would be more mindful of trash. That is, knowing when to put theirs outside of their door AND keeping the lids on the big trash receptacles (in the parking lot areas) closed.
