Frequently Asked Questions

What is individual leasing?

Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.

What is a guarantor?

A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

Will I need a guarantor for my lease?

If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass their

background and credit check then you will need a guarantor or to pay the entire lease term up front.

If I don’t have a guarantor, how can I still qualify to live here?

If you do not qualify individually or have a guarantor to sign with, we’ve partnered with Leap, a lease guaranty service, to offer an additional way to qualify. If you are a student, you can enroll in their Guarantor Waiver Program through your online application. The cost for this service is $37 per month to be paid directly to the property with your monthly installment amount. Please contact the property directly for detailed instructions on how to select this option on the online application.

Do I need renters insurance?

Yes, they require tenant liability coverage during the lease term, with $300,000 minimum coverage, which can be met two different ways:
Sign up with partner, ePremium Insurance, for a policy that also includes coverage of your personal belongings
Provide your own 3rd-party insurance policy.

Are the apartments pet-friendly?

Yes, their apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.

Is there parking available?

Yes! They offer reserved and covered parking for residents.

How do the installments work?

Their Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st.

What’s included in the rate?

Monthly rental installments include cable and high speed internet. Additionally, you’ll have access to all the amenities located around their community.

What is the green fee?

The Green Fee is a small additional charge that ensures all appliances and certain utilities are running as efficiently as possible to keep the monthly cost at a minimum. The benefit to residents is not only a set cost each month but unlimited batteries, lightbulbs, and AC Filter replacements.

Do the apartments come furnished?

Furnished apartments are available.

Do I need to be a student to live here?

No! As long as you meet their qualifying criteria you do not need to be a student to live here.

Do you offer roommate matching?

1. Public Transit: Capital Metro Transit gives transport courses that cover the city, just as MetroRapid transport serves the midtown zone. Austin additionally has 32 miles of light rail from downtown to the northwest suburb of Leander. All open vehicles run all the more regularly during busy times, with more restricted assistance at the ends of the week. Likewise, the light rail doesn't work on Sundays. The combination of passes and their evaluation can be convoluted, so check its site or download the CapMetro cell phone application to help choose which pass is best for you. Passages start at $1.25 for a solitary ride; day passes cost $2.50.

2. Capital Metro Transit Vehicle: Austin is famous for a portion of the most exceedingly terrible traffic in the country. Know that the city roads need as much cautiousness as the thruway. Numerous midtown roads are single-direction and need road signs. Stopping in the midtown territory is scant, so plan to pay a premium for stopping. However, in case you're in the mindset to lease a vehicle and hit the open street to visit close-by urban communities like San Antonio, Highway 130 is known for having the most elevated speed limit in America: 85 mph.

3. Cycling: Cycling is another inexpensive and healthy mode of commuting for students. Students can rent the cycle and explore the nearby neighborhoods on a cycle from your student housing in Austin.
