You are welcome to move the furniture around to best suit your preferences, however if any furniture is removed from the property it will need to be stored at the expense of the resident and brought back at the end of your lease in the same condition it was originally in.

Can I pay my bill with a credit card? Is there an extra charge?

Although they don’t guarantee a perfect match, you can rest assured that they do their best to find your perfect roommate.

How many people live there?

Every year the total number varies just slightly, but they have room for 531 residents.

If I am over 21, do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, HillTop will accept a security deposit of two (2) month's installment.

If I pay in full, do I get a discount?

HillTop does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!

Is parking available?

They have a limited amount of resident parking spaces available for lease on a first come, first served basis.

What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. They have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with their internet service provider. They also have community-wide WiFi.

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. They offer lease re-assignments for a $350 fee. Please see a leasing professional for further details.

What size are the beds?

Their beds are full-size, extra-long. They suggest you bring queen-sized sheets, which will work well instead of paying higher prices for “special” sized sheets.

What types of leases are available?

They offer 12 installment leases beginning August 21st, 2024 through July 31, 2025.

What utilities are included in my rent?

Their rental package covers HD cable, high-speed internet, & trash. The resident is responsible for electricity and water.

When can I move in?

Immediate move-ins are available. Our move-in date for Fall 2024 is August 21st, 2024.

When do I put down a deposit?

If you do not have an approved guarantor, you must pay a deposit (equivalent to two (2) installment) within 14 days of signing your lease.

When is my first payment due?

Residents that are moving in immediately are required to pay their first month’s installment at least 3 business days before their move in date. Residents moving in for Fall 2024 are required to pay their first month’s installment by August 1st, 2024.

Will you send me a bill each month for rent?

They do not send any type of invoice for rent. However, rent is due at the first of the month and is considered late on the 4th.
