Pay In Instalment

<p>The instalment of payment will be monthly basis, the<strong> monthly instalment</strong> will be based on what the lease shows.</p>

Mode Of Payment

<p>1) Credit card: high convenience fee, save card to resident portal/active building (the resident’s payment/service request platform) and make payment monthly.</p> <p>2) Debit card: Lower convenience fee, same payment method with Credit card</p> <p>3) E-Check: Lower convenience fee, require resident having a US bank account, click the E-Check option when make the payment and save bank card information to platform</p> <p>4) Cashier Check/Personal check: make sure correct information printed/written on the check (include amount/payment from-name and unit number/payment to apartment-apartment name) and give it to leasing office staff or put in drop box.</p> <p>5) Money order: Similar with check, can be bought in many stores in US, it must be bought with US dollar. The usage of money order is the same as check.</p>

Guarantor Requirement

<p>A valid guarantor should match:&nbsp;</p> <p>1) Possess a valid U.S. Social Security Number (SSN)</p> <p>2) Provide proof of income that is at least three times the resident’s monthly installment. Or have proof of savings exceeding the total rent for the entire lease term</p> <p>3) Pass the background check from their system</p>

Additional Fees

Cooling Off Period

<p>The property offers a cooling-off period of up to <strong>14 days</strong> from the date of deposit payment, during which tenants may cancel and receive a full refund. Cancellations made more than <strong>30 days</strong> prior to the lease start date are generally eligible for a 50% refund, excluding any service fees. Cancellations made within <strong>30 days</strong> of the lease start date or after move-in are typically subject to strict policies and are not eligible for refunds</p>

Replacement Tenant Accepted

<p>If the resident wishes to terminate lease after lease signed, they will have to relet the lease to someone else, meaning to transfer their right and duty to the relet taker. By signing the relet agreement/as is form, the previous resident will no longer be a resident, and the lease will be transferred to the new lease signer.</p>
