Security Deposit

<p>Security deposits are generally required prior to move-in as part of the leasing process and are typically equivalent to <strong>one month’s </strong>rent, subject to credit approval.</p>

Pay In Instalment

<p>The instalment of payment will be monthly basis, the <strong>monthly instalment</strong> will be based on what the lease shows.</p>

Mode Of Payment

<p>1) Credit card: high convenience fee, save card to resident portal/active building (the resident’s payment/service request platform) and make payment monthly.</p> <p>2) Debit card: Lower convenience fee, same payment method with Credit card</p> <p>3) E-Check: Lower convenience fee, require resident having a US bank account, click the E-Check option when make the payment and save bank card information to platform</p> <p>4) Cashier Check/Personal check: make sure correct information printed/written on the check (include amount/payment from-name and unit number/payment to apartment-apartment name) and give it to leasing office staff or put in drop box.</p> <p>5) Money order: Similar with check, can be bought in many stores in US, it must be bought with US dollar. The usage of money order is the same as check.</p>

Guarantor Requirement

<p>A valid guarantor should match:&nbsp;</p> <p>1) Possess a valid U.S. Social Security Number (SSN)&nbsp;</p> <p>2) Provide proof of income that is at least three times the resident’s monthly installment. Or have proof of savings exceeding the total rent for the entire lease term</p> <p>3) Pass the background check from their system</p>

Additional Fees

<ul> <li><strong>Parking Fee: </strong>Property does not provide parking, nearby option approximately <strong>$100</strong> per month.</li> <li><strong>Utilities:</strong> Internet &amp; Cable : <strong>$75</strong>/month per unit, Electicity: payment on own usage</li> <li><strong>Pet rent:</strong> Pet fee and rent : <strong>$25</strong> per month</li> <li><strong>Pet fee:</strong> <strong>$350</strong>(non refundable)</li> <li><strong>Transfer Fee: $350</strong></li> <li><strong>Relet Fee: 85%</strong> of monthly rent</li> <li><strong>Late Fee:</strong> <strong>$50</strong> or<strong> 5%</strong> of the monthly rent on the 6th day of the month</li> <li><strong>Renter's Insurance / Liability Insurance:</strong> Required, <strong>$15</strong> or provide proof by themselves</li> <li><strong>NSF Check Fee: $35</strong></li> <li><strong>Furniture: $75</strong> per bedroom including living room furniture</li> </ul>

Cooling Off Period

<p>Cancellations made after signing a lease will result in forfeiture of application fees and may incur additional penalties depending on the timing. Early cancellations prior to the lease start date may be eligible for a partial refund, subject to the specific terms of the lease.</p>

Replacement Tenant Accepted

<p>If the resident wishes to terminate lease after lease signed, they will have to relet the lease to someone else, meaning to transfer their right and duty to the relet taker. By signing the relet agreement/as is form, the previous resident will no longer be a resident, and the lease will be transferred to the new lease signer.</p>
