Booking Deposit

<p>A booking deposit, typically due at the time of application, is generally <strong>non-refundable</strong>. Rent is usually due by the <strong>5th of each month</strong>, and late payments may incur additional fees</p>

Security Deposit

<p>Security deposits and reservation fees are required, and are typically due at the time of move-in or upon booking confirmation.</p>

Pay In Instalment

<p>The instalment of payment will be monthly basis, the <strong>monthly instalment </strong>will be based on what the lease shows.</p>

Mode Of Payment

<p>1) Credit card: high convenience fee, save card to resident portal/active building (the resident’s payment/service request platform) and make payment monthly.</p> <p>2) Debit card: Lower convenience fee, same payment method with Credit card</p> <p>3) E-Check: Lower convenience fee, require resident having a US bank account, click the E-Check option when make the payment and save bank card information to platform</p> <p>4) Cashier Check/Personal check: make sure correct information printed/written on the check (include amount/payment from-name and unit number/payment to apartment-apartment name) and give it to leasing office staff or put in drop box.</p> <p>5) Money order: Similar with check, can be bought in many stores in US, it must be bought with US dollar. The usage of money order is the same as check.</p>

Guarantor Requirement

<p>A valid guarantor should match:&nbsp;</p> <p>1) Possess a valid U.S. Social Security Number (SSN)</p> <p>2) Provide proof of income that is at least three times the resident’s monthly installment. Or have proof of savings exceeding the total rent for the entire lease term</p> <p>3) Pass the background check from their system</p>

Additional Fees

<ul> <li><strong>Green fee:</strong> <strong>$30</strong>/month per unit</li> <li><strong>Utilities:</strong> Resident will be responsible for <strong>gas, electricity, cable, internet</strong></li> <li><strong>Pet rent: $25</strong> monthly</li> <li><strong>Pet fee:</strong> <strong>$350</strong>(non refundable)</li> <li><strong>Transfer Fee:</strong> <strong>$350 </strong>(from one bed space to another）</li> <li><strong>Relet Fee: 85%</strong> of monthly rent</li> <li><strong>Late Fee:</strong> <strong>$50</strong> or<strong> 5%</strong> of the monthly rent on the 6th day of the month</li> <li><strong>Renter's Insurance / Liability Insurance:</strong> Required, <strong>$15</strong> or provide proof by themselves</li> <li><strong>NSF Check Fee:</strong> <strong>$35</strong></li> </ul>

Cooling Off Period

<p>General cancellation guidelines for similar student housing indicate that cancellations made well in advance of the move-in date may be eligible for partial refunds. Cancellations made shortly before or after the move-in date are typically subject to no refund or applicable penalties.</p>

Replacement Tenant Accepted

<p>If the resident wishes to terminate lease after lease signed, they will have to relet the lease to someone else, meaning to transfer their right and duty to the relet taker. By signing the relet agreement/as is form, the previous resident will no longer be a resident, and the lease will be transferred to the new lease signer.</p>
