Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Replacement Tenant Accepted

If the tenant wants to cancel the booking, they must find a replacement tenant; otherwise, they must remain responsible until the end of the tenancy.

A maximum of two animals per apartment is allowed, subject to prior approval. A $200 deposit and monthly pet rent of $45 per animal are required. Breed restrictions apply, and aggressive breeds are prohibited. Booking Deposit

You will need to pay an application fee (non-refundable) of $10.

Security Deposit

The tenant must pay a deposit, which may vary depending on the room and tenancy selection. Note: FIrst month's rent and security deposit must be paid before keys are released to new tenant.

Guarantor Requirement

The applicant must have a combined monthly income of at least 2.5 times the rent. A personal guarantor must have a combined income of at least 4 times the rent. The applicant and guarantor must have a good-standing R.V. index score, with no negative credit history, including collections, high-balance overdue accounts, evictions, or criminal history. The Guarantors (3rd-party guarantor service) is available for students who are unable to pass the screening criteria and do not have or do not want a personal guarantor. The Guarantors considers the tenant's credit and financial history when assessing their risk.

Additional Fees

Inside parking: $70 per spot. Outside parking: $50 per spot. Street parking is available through a City of Eugene parking permit. Parking is limited.
