The Property requires Security Deposit $100 (with guarantor) Due prior to Move In. Applicants without a qualifying guarantor must pay a security deposit equal to two (2) monthly instalments at the time of signing the Housing Contract.

Monthly instalments may be paid: Online through the Resident Portal. By check. By cashier's check. By e-money order. Note :- Cash and paper money orders are not accepted.

Residents are responsible for their own monthly housing instalments under an individual lease. Each resident pays only their own monthly instalment. A roommate's failure to pay or early move-out does not affect the payment responsibility of other residents.

The Property accepts US based guarantor. The guarantor must: Reside in the United States. Be at least 25 years of age. Meet the property's income and credit qualification requirements. Note:- Applicants who do not provide or qualify with a guarantor must qualify through Leap Rent Guaranty. Applicants who do not have a qualifying guarantor must: Provide verifiable proof of annual gross income equal to three (3) times the total Housing Contract amount. Pass a credit screening conducted through the landlord's approved screening provider. Meet any additional requirements if conditionally approved following the credit screening, as specified in the Conditional Approval Letter. Have no negative rental history resulting from rental debt or evictions within the previous 5 years. Approval is based on the applicant's credit risk assessment completed by the landlord's approved screening provider.

Application Fee: $60.00, due at the time of application. Administrative Fee: $150.00, due at the time of application. Utility Billing Service one-time account setup fee: $4.50, due on the first monthly utility statement. Utility Billing Service administrative fee: $5.50 per month. Valet Trash fee: $10.00 per month. Reserved parking: $25.00 per month, per space (if contracted). Pet fee: $300.00 per pet upon approval. Monthly pet fee: $35.00 per pet (maximum pet limits apply per unit). Damage Waiver Program fee: $13.50 per month, where applicable under the Housing Contract. Credit Program fee: $8.95 per month, where applicable under the Housing Contract. After-hours lockout fee: $100.00 per occurrence. Animal violation fee:$150.00 for the first violation. $250.00 for each additional violation. Contract assignment fee: $500.00 per occurrence. Garbage removal fee: $50.00 per item or bag, per day. Holdover resident fee: $150.00 per day. Lock change fee: $75.00 per occurrence. No Cause Termination Fee (where applicable): The lesser of: The remaining monthly instalments for the rest of the contract term, or Six months' monthly instalments. Relocation fee: $500.00 per occurrence. Replacement access device fee: $75.00 per occurrence. Replacement parking permit fee: $80.00 per occurrence. Returned payment fee: $30.00 per occurrence. Smoke detector violation charge: $250.00 per occurrence. Sprinkler violation charge: $250.00 per occurrence. Unauthorized person charge: $100.00 per day, per occurrence.
