The property team will require a deposit of first & last month's rent if:

1. The applicant does not have sufficient credit history in Canada and renting history in Quebec

2. Renting a fully furnished unit

3. You have a cat

Rent must be paid before the 1st of every month.

Debit/Credit card & Bank transfer.

Please note: Canadian bank account (no fees), credit card (international / Canadian)

Building Stack: tenant portal with credit card/debit card (fees).

1. Guarantor must have been living in Quebec for at least one year, with good credit and renting history,

2. Guarantor is not required when the applicant has sufficient credit history and rent history.

Fees are listed in the building rules, there are also additional services available:

1. Indoor parking is available from 250$-300$/ depends on the building

2. Lock is available from 20$-30$/month, depends on the building

3. 30$ if you loose your access card

4. 3$/load laundry fees

The property does not offer any cooling off period, all contracts are legal and binding.

Please note: If you cancel the booking even before signing the lease, the first month's rent and the deposit will not be refunded.

1. It is possible to do a lease transfer (350$ fee), it is the lessee’s responsibility to find a suitable candidate.

2. It is possible to break the lease with a penalty fee (upon agreement with the property).
