Cancellation Policies

No Visa No Pay

If the applicant's student visa or work permit is delayed or denied, a cancellation may be considered under the following conditions: Must submit official documentation from the embassy, consulate, or immigration office explaining the delay or denial. Cancellation request must be made at least 14 days prior to the intended move-in date. If approved, the property may issue a partial refund, credit for future stay, or allow a rebooking at a later date (subject to availability).

Cooling Off Period

Cancellations made within 48 hours of booking confirmation are eligible for a full refund, provided the cancellation is made more than 30 days before the scheduled move-in date.

Early termination by students

Guests who wish to leave earlier than planned must provide at least 60 days' notice. With at least 60 days' notice, the guest is required to pay only one additional month's rent. If less than 60 days' notice is provided, the guest is responsible for paying for the full duration of the originally scheduled stay.

Extenuating Circumstances

Unforeseen circumstances may be considered on an individual basis. Supporting documentation is required. Each case is reviewed individually for fairness.

Other cancellation policies

Cancellations made more than 30 days before move-in are eligible for a 100% refund. Cancellations made within 30 days of move-in are subject to a charge equivalent to the first month's rent; any additional months are refunded. Bookings shorter than 30 days are non-refundable. If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
