The property offers a cooling-off period of 24 to 48 hours (depending on the booking type) after a reservation has been confirmed, allowing applicants to cancel without penalty under specific conditions.

Conditions:

To qualify for a penalty-free cancellation, all of the following conditions must be met:

• The cancellation request is made within 24-48 hours of booking confirmation.
• The booking was made at least 14 days prior to the move-in date.
• The resident has not moved in or collected the keys.
• No damage or service has been initiated under the booking.

If all conditions are satisfied, the deposit or any advance payments will be fully refunded within 7–14 business days.

If the applicant's student visa or work permit is delayed or denied, a cancellation may be considered under the following conditions:

• Must submit official documentation from the embassy, consulate, or immigration office explaining the delay or denial.
• Cancellation request must be made at least 14 days prior to the intended move-in date.
• If approved, the property may issue a partial refund, credit for future stay, or allow a rebooking at a later date (subject to availability).

If the applicant is unable to travel to Canada due to official international travel bans, border closures, or flight cancellations, they may request a cancellation or deferment.

Conditions:

• Must provide official government announcements or airline notices confirming the restriction.
• Must notify the property as soon as possible, and no later than 14 days before the scheduled move-in date.
• Based on the situation, the booking may be canceled with a partial refund or rescheduled to a later date.

The property may also evaluate cancellation requests due to the following unforeseen situations:

• Medical emergencies, with a certified medical letter.
• Death in the immediate family, with appropriate documentation.

All such requests will be assessed on a case-by-case basis, and the property reserves the right to apply administrative or holding fees, if applicable.
