What is a guarantor?

A guarantor is an individual that signs an agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

Do you offer roommate matching?

They offer a comprehensive roommate matching form that our dedicated staff thoroughly evaluate to find the most compatible roommates.

What is the lease term at Holleman Crossing?

They offer 5, 10 & 12-month lease terms. They only have a limited availability for 5 & 10-month lease terms and cannot sell anymore once the limit is hit. 5 & 10-month lease terms will be signed a base rent with a short-term premium. With the limited availability, if you are wanting a short-term lease, please contact the office and sign your lease as soon as possible.

What do I need to be a guarantor?

You must complete the application and TAA Guarantor form. All necessary field including social security number must be completed to process the application. A guarantor's income must be property income qualifications & proof is required to be provided. If this is something that you are not comfortable in doing, look into our other options to be approved & reach out to the office.

FAFSA Agreement Option?

It is an agreement that you choose if you have qualified and receiving FAFSA. You are required to provide proof of receiving FAFSA by showing that you applied & your award letter. With this option, you are required to pay August rent on the 1st, pay September-December rent in bulk by disbursement date or end of September (whichever comes first), pay January rent on the 1st, pay February-May rent by disbursement date or end of February (whichever comes first), and then pay June & July rent by the 1st of each month accordingly. 

What is your Tenant Liability Coverage: Foxen?

Their tenant liability coverage is through Foxen Insurance and it is $14 per month. 

Are the apartments pet-friendly?

​Yes, their apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.

Do I need to be a student to live here?

​No! As long as you meet our qualifying criteria you do not need to be a student to live here!

How do I apply for an Apartment?

To apply for their apartments, simply click Apply Now to begin an application. Once you have provided them with all necessary information they will run a background check and confirm that you are qualified to live at the property. If you have any questions along the way feel free to contact their office directly for assistance or clarification!

Will I need a guarantor for my lease?

If you do not meet the qualifying criteria when applying individually (proving you make 3 times the monthly rent) or fail to pass their background and credit check then you will need a guarantor, use their FAFSA Agreement option, or to pay the entire lease term up front. 

If I don't have a guarantor, can I still live here?

If you do not qualify individually or have a guarantor to sign with, they have the FAFSA Agreement option, or to pay the entire lease term up front. 

Do I need renter's insurance?

Yes, theyrequire tenant liability coverage during the lease term, with $100,000 minimum coverage. 

What is Individual Leasing?

Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.

When is rent due?

Rent is due on the 1st of every month with a grace period until the 3rd day of the month. Rent is considered late beginning on the 4th of each month. Please note that late fees will start to accrue beginning on the 4th day

How do I pay utilities?

The utilities are all included besides Electricity! Electric is billed by Simple Bills and you will pay it by usage on the Simple Bills portal. If you do not pay the electric via Simple Bills, do not fret as your electric will not be cut off! It will be billed back to your resident account with an additional utility late fee. 

How do the installments work?

You are not paying rent for each month you live at Holleman Crossing, rather you are making installment payments. Your total amount due is split up into 12 equal payments throughout the length of your lease. The lease agreement will not be for an entire calendar year. The total contract amount can be paid in full at the beginning of the lease, or in 12 equal monthly payments. If you've chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st. You will move in early/mid August and move out at the end of July. This allows time for you to move out, for them to fix the apartment as needed, and to move someone else in the following year. 

How do I pay rent?

The rent can be paid online using Credit/Debit or ACH payments. All payments will have a fee, ACH payment will be lower in fees than Credit/Debit card. You can also pay within the office using cashier's check, money order or check. No other types of payments are permitted in the office. If the office is closed, they have a overnight drop-box for your convenience.

What does Holleman Crossing offer to help prevent crime and address safety concerns?

Unfortunately, crime has no address. No security system, courtesy patrol or electronic device can guarantee complete protection against crime. They do have our own contract courtesy patrol to help monitor the community. However, they ask residents to contact the College Station Police Department if you see any suspicious activity.While they put forth their best effort for the well-being of their residents, at no time are we able to promise, warrant or guarantee the safety or security of any resident or personal property against the criminal actions of others. Every resident has the responsibility to take care to protect himself/herself and to maintain appropriate insurance to protect their belongings.

Is there parking available?

Yes! they offer unreserved parking spots for residents. Guest are required to park in designated guest parking spots that are marked in yellow paint. They do enforce towing within their parking lot.
