    The student can cancel within 14 days after conclusion of the contract. After this deadline has passed, the booking can no longer be cancelled.

    What are the requirements for booking an apartment with the property?

    • Enrollment at a public or state-recognized university (including universities of applied sciences and vocational academies) within the catchment area of the student residence's location.
    • Individuals (professionals) with a temporary housing need in the local area of the property location due to work-related reasons, but only on the condition that the property is not fully occupied and there are still individual apartments available that cannot be rented to students.
    • There has been no previous rental agreement with the landlord, or in the property student residences, which was terminated by the landlord and/or by third parties commissioned by them.
    • There is no ban on entering any of the property student residences, which was issued by the landlord and/or by third parties commissioned by them.
    • Applicants do not currently occupy, nor have they previously occupied, an apartment without a valid rental contract or without the consent of the landlord and/or third parties commissioned by them.
    • There are no outstanding rent or other liabilities towards the landlord of any of the student residences.
    • The maximum total duration of residence has not been reached in any of the property student residences.

    Please note that exceptions require a special application for hardship cases.
    If not all requirements for obtaining a student residence spot are met or if not all necessary documents/records have been submitted with the application during the booking process, your application will not be considered. They will not send you a notification.
    By signing/finalizing the booking of a student residence spot, you confirm the accuracy of the information you have provided and the fulfillment of the requirements for the application or obtaining of a student residence spot.
    They expressly point out that obtaining a student residence spot and signing a rental agreement based on false statements regarding the eligibility requirements may constitute a criminal offense and could be prosecuted. Additionally, they reserve the right to contest any rental agreement concluded with them and/or to terminate it extraordinarily without notice.

    How fast is the Wi-Fi in my flat/room?

    They know how important reliable high-speed Wi-Fi is and always try to provide the best possible performance. The speed is 100 Mbit/s in almost all their homes. How fast the internet is in your location, you can also see at any time in their apartment cards.

    Can I bring my pet?

    Although they are great animal lovers, pets are unfortunately not allowed.

    What should I do if something breaks or gets damaged in my apartment?

    No worries, simply contact your local property team by phone or email and they will organize an appointment with you and their janitor to fix the problem.

    How long can I stay with you?

    Their rental period is specified on the website and in the booking portal, typically lasting 12 months. Due to their rotation policy, which complies with legal requirements for student housing, extensions can only be granted under specific circumstances and are limited to the duration of the regular study period. The maximum rental duration is restricted to the length of the standard study period. After you move in, you will have the opportunity to apply for an extension, provided the necessary conditions are met. They will inform you in advance about the process and the required steps.

    I am a minor. Can I book with you?

    Sure, even if you are not yet 18 years of age, you can still rent an apartment with them. After entering your personal data, the system automatically recognizes your age. If you are underage, the data of a parent or legal guardian is also required. After successful entry, your parent/guardian will receive an automatic email asking them to sign the rental contract as well. Once these steps are complete, you can easily finalize your booking.

    Can I book an apartment as a professional?

    Yes, there are several ways to book an apartment in their property residences. Their residences are primarily intended for student living and people in education. Students and individuals in education always have priority when allocating apartments. To book with them, students must provide valid proof of enrolment at a recognized educational institution, such as a university, college, vocational school, language school or training centre. In exceptional cases only, and solely if an apartment cannot be allocated to a student due to insufficient student demand, a unit may be rented on a temporary and fixed term basis to a young professional. In such cases, proof of employment must be provided. These rentals are limited in time and do not change the student-focused nature of the residence. Permanent or unrestricted rentals to non-students are not possible.

    What is the general broadcasting fee (GEZ)?

    The broadcasting fee, also known as "GEZ-fee", must be paid by every tenant in Germany. It is the fee that is incurred for the use of public broadcasting. The broadcasting fee is not included in the all-inclusive rent and is also not payable to the property itself.

    Is there a pick-up service (e.g., from the railway station) on my check-in day?

    No, unfortunately not, but you are welcome to contact their local property team if you have any questions about how to get to your residence.

    Is there parking for bicycles?

    Depending on the location, there are bicycle parking spaces in the underground car park or outside. If available, bike racks are listed under "Facilities" on the residence page. Please feel free to contact the local team for more information on parking.

    Is there a parcel-reception service in the home?

    Yes, if you are not at home, the onsite property team will be happy to accept your parcels and store them for you. You can come pick them up during their office hours.

    What other services does the property offer its homes?

    In all their homes, they offer the possibility to use free-of-charge rental items. These include cleaning supplies, sports equipment, ironing, etc. Additionally, they have in almost all their locations, a team onsite from Monday to Friday, who is there for you as a contact person. Their team also includes a maintenance person who takes care of all technical issues and repairs when needed.

    Do I need insurance?

    In principle, the conclusion of an insurance policy is not a mandatory requirement to reside in their apartments. Nevertheless, they are aware that accidents can happen at any time and that there can be significant costs when damage needs to be repaired. For this reason, they strongly recommend that all of their tenants conclude personal liability insurance.     Is a German bank account mandatory to live at the property?

    In order to debit the monthly rent from your account, you need a SEPA-compliant bank account. If you do not have such an account, they recommend that you visit their partner Commerzbank and open a new bank account, easily and free of charge.

    How do I move into my apartment?

    Their local property team will arrange a move-in date with you which you can easily book online and thus choose your suitable time slot. They will share a link with you as soon as they have received all of your payments (service fee, deposit, first month's rent). On the day you move in, their team will welcome you on site, show you around the house and hand over your apartment. The official start of the rental period is always the first of the month.

    What documents do I need to bring with me when I move in?

    To move in, please bring your valid identification document (ID card or passport) and, if necessary, documents that you were not able to provide at the time of your booking.

    When do I get my registration form/lessor's confirmation for my registration in the civil registration office?

    Your property team will provide you with the registration form/lessor’s confirmation on the day of your check-in. Please note that they are not allowed to hand out this document any time before.

    What is the civil registration office and why do I need to register?

    Every citizen must register at their place of residence. This is required by law and must be done within the first 14 days of moving into the apartment (not after signing the lease). You can register your new residence at any residents' registration office - regardless of the district of residence.

    What do I need to consider before moving out?

    Their team will make an appointment with you for check-out. You will be contacted at least two weeks before you move out to arrange a preliminary inspection of your apartment to check the condition of your room together with you. Latest possible check-out time is 12 o'clock on the last day of your lease agreement.

    How and when do I get my deposit back after I moved out?

    After they have inspected your apartment together with you and you have no rent arrears with them, they will contact their accounting department and start processing the refund as soon as possible. The deposit refund may take several weeks in some cases, so they kindly ask you to be patient. You can always check your current processing status with your local team.
