Do you allow pets?

Pets are residents, too! They allow two furry friends per home.

No! Big or small, they welcome most dogs at Hyde Park Tower. Breed restrictions do apply - see the next question for more information.

How does the community promote a healthy, smoke-free living experience?

Their community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.

Are security deposits refundable?

Security deposits or holding fees are refundable when certain criteria are met. Ask the leasing team for details.  

Do you offer lease flexibility for members of the U.S. Military?

If you are active military and receive PCS or deployment orders, they'll be glad to release you from your lease. All  they  need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart).  

What if I need to move out of the area?

You can move into another Air community without breaking your lease! They offer coast-to-coast transfers to another Air community more than 20 miles away. Security deposit and other fees may apply - ask for details.  

What if I want to add a roommate to my lease?

If a new roommate moves in, he or she must fill out an application and qualify.  

What if my roommate moves out?

If a roommate moves out, the remaining leaseholder will need to re-qualify.  

Do you allow guarantors/co-signers?

 They  gladly accept guarantors. Must have an average income of 5x the monthly rent and be a U.S. citizen  

Who needs an application?

Anyone over the age of 18 that will be living in the apartment home and guarantors (co-signers).  

How many people can live in an apartment?

Two people per bedroom (except children under 24 months; they are excepted from occupant counts).  

Do you perform background checks on potential residents?

They  screen for criminal background, and applicants may be disqualified based on history.  

Are there any other requirements?

Yes,  a minimum FICO score of 620 (average score for all leaseholders) is required.
