Only applies if there is an approved special/incentive being offered by management to waive such signing fees.

All of our apartments accommodate a fully furnished apartment for no additional cost.

Are there any miscellaneous fees?

Miscellaneous fees may include: -Tenant agrees to pay $12.95 per month to Landlord as consideration for Landlord’s cost to procure supplemental property and/or casualty coverage that provides coverage to Landlord equivalent to Tenant’s renter’s liability insurance requirements for the lease. -$6.00 service fee per month for utility bill.

What are the financial requirements for student accommodation?

Accept anyone that meets are rental criteria. Please refer to the Guarantor Requirement section for more information.

Is it possible to request a gender-specific room?

It is typically standardized for same gender placement in a unit; however, our applicants have the option to request to live with the opposite gender, which then, both parties once agreed upon will sign a co-ed addendum.

Are common facilities inclusive or chargeable?

All common facilities are accessible to our Identity residents only via their entry key fob.

Do you allow dual occupancy and couples?

All rates are per person, meaning one individual per bedroom.

What are the tenure options?

Property offer a 12-month lease agreement/term to all applicants.

Is there flexibility in the payment structure?

The payment structure is not flexible.

Is there anything else that we should know about the property?

-Property has 302 total reserved parking spots for residents, 6 handicap parking spots. 

-Parking is a monthly cost in addition to the rent and spots are first-come, first-serve.
