Replacement Tenant Accepted

Students may cancel by finding a replacement who meets the specified requirements and remains until at least the End Date of the Agreement.Before the Agreement Start Date, the replacement must be under the same conditions and type of contract.The replacement must not have signed a Student Housing Agreement during the previous academic year or be negotiating or have signed one for the current academic year.After the Agreement Start Date, the replacement must also meet the applicable student-statu

Other cancellation policies

If none of the specified cancellation grounds apply, students may request cancellation by paying 50% of the Housing Fee as compensation.The applicable penalty will not be less than one month or more than three months of the contracted Housing Fee.A booking may be rejected, cancelled, or not accepted if the payment information provided is invalid or the reservation is identified as anomalous or potentially fraudulent.

Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

Students may request cancellation after the Agreement Start Date by paying 50% of the remaining amount of the Agreement.The month in which the student leaves must be paid in full.The penalty is calculated based on the remaining period of the Agreement, excluding the month in which the student leaves.The penalty will not be less than one month or more than three months of the contracted Housing Fee.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.
