1. You need to pay the first month’s and last month's rent prior to move-in to secure your room at the property.
2. This will get adjusted in the rent payment.
The property offers flexible lease terms, and rent payments are scheduled every four weeks. A payment plan will be generated and appended to the conclusion of your housing agreement for your convenience.
For instance, if you've secured a room at a rate of $275 per week for a 12-week stay, you'll make three instalments of $1100 each.

1. If the cancellation request is received at least 31 days in advance, the Resident's liability will be waived for the balance of the rent for the remainder of the term and the rental amount paid will be refunded in 21 days.
2. If the cancellation request is received between 10 days and 30 days, the Resident will be charged a 2-week period of rental payment and his/her liability will be waived for the balance of the rent for the remainder of the term after 2 weeks. The rental amount paid to exceed 2 weeks will be refunded in 21 days.
3. If the cancellation request is received in less than 10 days of the arrival, the Resident will be charged a 4-week period of rental payment and his/her liability for the balance of the rent will be waived for the remainder of the term after 4 weeks. The rental amount paid to exceed 4 weeks will be refunded in 21 days.
If you want to cancel the booking as a result of the visa being denied, you may be eligible to be released from the booking provided you supply the valid visa refusal documents to the property team & any amount paid will be refunded in 21 days.
1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement. A CA$100 admin fee will be applicable in this case.
2. If you fail to find a replacement tenant then the property team will take the charge of finding a suitable replacement for the room, and a CA$250 marketing and admin fee will be applicable in this case.
3. The Resident will be responsible for the rent until a suitable replacement starts the tenancy or until the original lease term of the Resident comes to an end, whichever occurs first.
The termination request should arise from an extenuating circumstance, including serious illness, government obligation, allergies, work relocation etc along with supporting proof from an authorized agency. The emerging circumstance shall be accepted by the Property Booking Department as a valid reason for early termination.
