What Contract length are available?

They know that not everyone’s requirements are the same which is why they offer a minimum three month stay with flexible end date. When making your online booking, please make sure that you check both the contract length and the cancellation policy before you hit the confirmation button.

Do I need to pay anything to source my apartment?

Once you’ve chosen your room, you’ll need to secure it with us by paying deposit. Your deposit will be equal to 2 month’s rent.

What payment is needed for booking?

Upon signing the lease agreement, tenants are required to pay 1 month’s rent in advance for the initial month, and a deposit equivalent to 2 month’s rent, is held until the end of the lease. The deposit is a security deposit and will be returned to you at the end of your stay if there are no damages to the property. Please note rent is due monthly and you will be responsible for any bank fees incurred in the transfer process. To avoid this, ensure you use the correct details (available to view on the their Portal) and are aware of any international transfer fees that may apply.

Is deposit required to book?

Yes, you will be asked to pay a deposit equal to 2 month’s rent to complete your booking. This deposit is a security deposit and will be returned to you at the end of your stay provided there are no damages to your apartment. On top of that you’ll need to pre pay 1 month’s rent. The 1 month’s prepaid rent must be settled before your check-in date and can be conveniently paid through the Prepaid Rent payment option available in your property portal.

What payment options are available?

They talk a lot to the people living with us so they know that payment options are important. You can choose to pay via direct debit (SEPA) or bank transfer. It’s your choice. Once selected, you’ll be given the payment breakdown and dates so it’s clear. Any future payments can be made using the property Portal.

What are the 2023/24 payment dates?

When booking a room for the academic year, you will be required to pay a deposit, equal to 1 month’s rent, upon making your reservation. The first instalment is due prior to check-in on and will be equal to 2 month’s rent. Your rent will then be due monthly. Any queries regarding payment due dates should be sent to the residence team . Should you encounter any problems with payment or would like to check your payments, please contact the residence team. Please make sure to include the resident’s name and StarRez ID as a payment reference, e.g. Smith/12345

What room types do you have?

They offer one and two bedroom apartments, with their own bathroom, living and kitchen space. Or you can opt for a studio room, where you’ll have access to your own bathroom as well as a private kitchen area. You can find out what is included in your apartment or studio on the relevant residence page.

What are communal spaces do you have?

Their communal spaces are residence specific, so please check the relevant residence page on their website to find out about all the amazing features.  In the majority of their properties’s you will have access to an on-site gym which is free to use, as well as comfortable social and study spaces. In some of their newer property’s you can also find private dining rooms that you can book out with friends for dinner parties; gaming rooms with projector screens, and lastly cinema rooms complete with plenty of comfortable seating and surround sound.

Do you offer dual occupancy?

Yes, They do – please check with the residence about whether your studio room is eligible for dual occupancy.

What if I have a disability or special requirement?

They have accessible rooms available at all their residences. They want to make sure that everyone is able to have a safe and comfortable stay with us, so please let us know about any medical information or disabilities on your application, or contact us directly to find out more.

Can I stay for summer or just one Semester?

Yes – all of their Property’s offer summer stays. Please visit the relevant residence page or contact the residence team for more details. They also offer semester stays, however, availability depends on the residence and the time of year.

Is the agreement for my apartment a legally binding contract?

Yes, the agreement for your apartment, which you are required to accept in order to complete your booking and secure your room, is a legally binding contract.

If I book now, can I cancel my contract?

If you wish to cancel your contract, you will need to give 3 month’s notice.

Who can live at property in Denmark?

property is home away from home for young professionals and all students that are 17 years of age or over, from any university and any country in the world.

Are kitchen essentials and bedding included in my apartment?

These aren’t included in your room as they tend to be personal items.

Will I have internet in my apartment?

Yes, they have high speed WiFi throughout each property so you can be connected at all times. More information on how to connect will be provided upon your arrival and this is included in your rent so you do not need to pay for it.

What are the guest policies at Property?

They do allow day and night guests, however, for your own safety and security, there are a few guest policies in place:
* You can have unlimited guests visiting during the day between 8am and midnight * For overnight stays, one guest can stay for a maximum of three consecutive nights throughout the month * All guests must be 18 years of age or over * You will have to sign in your guests, and they must bring a photo ID to gain entry into the building * You will be responsible for your guest throughout their time at property

Will my apartment be cleaned?

Cleaning services are not included in your stay. However, they are available. All you have to do is to contact your property team to book your cleaning service for a small fee.

Are there any additional services not included?

They work hard to make sure that pretty much everything is included in your stay. Just so it’s clear, the below items are not included in your rent:
1. They have vending machines in some of their properties. All snacks and drinks within the vending machines will be at your own cost. 2. You can pay for your laundry on a pay-as-you-go basis 3.  You can book room cleans at reception for a set fee.

Will I have a TV in my apartment?

Yes, TVs are provided in all their studios, and apartments.

Do you have laundry facilities?

They have laundry rooms in all of their properties. You’ll have 24-hour access to washers, dryers and some sites will have ironing boards available. To get real-time availability of the washers/dryers. Prices for a wash and dry can be found in your Welcome Book which you’ll receive upon checking-in. Payment is done through a pay-as-you-go card which can be purchased from a machine in the laundry room. For any other questions on laundry, speak to the team as they’ll be happy to help.

What happens if I lose my key?

When moving in, you will receive your keys/fob for your room, access to the building and usually a post box key. If you do lose any of your keys or the fob, please let us know right away for health and safety reasons. You will be charged for a replacement, which the residence team can arrange for you.

Is the gym free to use?

Yes, your on-site gym can be accessed free of charge 24/7, so you are welcome to work out whenever you feel like it. Upon check-in, they do require that you complete a gym induction to ensure you’re comfortable using all of the equipment.

Are you able to sublet your apartment to a friend if you no longer need it?

No, you are not permitted to sublet any part of your studio or 1 bedroom apartment, as per your accepted tenancy license agreement.

What happens if my light bulb needs replacing or something breaks?

Their maintenance teams are available five days a week to help with any issues or questions. They’re also available for any emergencies during the weekends. If you do experience any maintenance issues during your stay, simply log it on your maintenance portal (full information can be found in your Welcome Book). The team will update you on the progress of the job and book a time with you for accessing your room.

Am I able to bring my bike?

They encourage everyone to bring their bikes to university and all of their properties have ample bike storage available. In fact, at property Bryggen there’s enough bike storage for everyone to bring two bikes with them! Bikes are stored at your own risk and you should ensure you have sufficient cover in place for your bike. In no circumstances should bikes be stored in your room, corridor or in the communal space in the building.

What is the health and safety policy?

We’re committed to providing a safe and healthy environment for all students, employees, clients and other parties who may be affected by their activities. What is included in my apartment?

Electric Scooters?

Electric scooters should not be kept or charged anywhere in the building under any circumstances. This includes your apartment, common spaces and the bike store.

Can I register property as my address for the CPR number?

All residents in Denmark need to have a CPR number. You are able to use your property address to register for a CPR number,

What documents do I need to check-in?

When checking in to your property, we’ll need to see a form of photo identification (passport, drivers license etc).

Can I change my apartment after I move in?

If you’d like to move apartments, we’ll always try to accommodate it. Please do note that they can only offer room changes if there are rooms available to move into within your property residence and there is an understandable reason for wanting the change.
Keep in mind that different rooms can be offered at varying prices. The rates are based on a number of things, like the size of the room, location in the building and its availability so it may be that you will have to pay a different rate to occupy another room.

Are there specific times of day that I can move in?

To ensure you get the best check in experience, they will send out an email with different timeslots when it gets nearer to your check-in weekend, so you can book a time that’s suitable for you.

Streamlined Termination Process?

When sending through termination, they will confirm termination is received, conduct a comprehensive review of tenant accounts, and ensure the verification of any outstanding balances or charges.

Efficient Settlement Deposit Process?

Within 14 days following the move out inspection, they will finalise the agreed settlement deposit amount, promptly communicate it to the tenant, and obtain the necessary bank details for the deposit’s return.

Timely Deposit Refunds?

Within 30 days after the lease end date, they will expedite the refund process by promptly transferring the deposit amount to the bank account details provided by the tenants.
