Cancellation Policies

Cooling Off Period

There is no cooling-off period once the lease has been signed by both the owner and the resident. After the lease is signed, the resident remains responsible for the rent for the full lease term unless an approved lease replacement or lease buyout is completed.

Early termination by students

Residents may qualify for an early lease buyout if the property is at least 95% occupied. The resident must provide 60 days' written notice. The resident must pay all rent, utilities, and other applicable fees during the notice period. The resident must pay an additional amount equal to two months' market rent. The resident must vacate the property by the agreed move-out date. The resident must not be in default of any lease terms. Any concessions or promotional credits received m

Replacement Tenant Accepted

Before occupancy, residents may request a lease replacement. A $225 lease replacement fee applies. The resident remains responsible for the lease and rent until a replacement resident is secured. If the replacement lease is at a lower rental rate, the original resident must pay the difference in rent within 30 days.

Other cancellation policies

If occupancy is delayed due to construction or a previous resident holding over, the resident may terminate the lease. Written notice of termination must be submitted within the applicable 3-day or 7-day deadline specified in the lease. If the termination is accepted under this provision, the refund is limited to the deposits and rent already paid.

Pets

Pets are permitted with prior written approval and registration through PetScreening. All residents of the apartment must consent to the pet and sign the Animal Addendum. Pets must be housebroken or appropriately caged, kept on a leash and supervised when outside the apartment, and residents are responsible for cleaning up all animal waste. Assistance animals are accommodated in accordance with applicable law.

Payment and Fees

Guarantor Requirement

A guarantor is generally required unless you can document that you meet the property’s income qualification requirements.  Applicants may qualify using one of the following options: Domestic Guarantor Self Guarantor (Applicant) Approved Third-Party Guarantor A qualifying guarantor must have a minimum annual gross income equal to 36 times the monthly rent. International applicants who are unable to qualify independently or provide an accepted domestic guarantor may enroll with the approved third-party guarantor service, LeapEasy, subject to the property's policy and successful enrollment. Pay In Instalment

Rent is due on the 1st day of every month. Rent is based on the total lease amount divided into the number of installments stated in the lease; it is not prorated according to the exact number of days occupied in each calendar month. The applicable lease dates and installment schedule are shown with the selected floorplan and in the lease.

Security Deposit

No security deposit is required. One monthly rental installment is due on or before the first day of the month in which the lease begins. You need to pay a $25 application fee and a $249 move-out service fee.

Do you offer roommate matching?

Yes. Roommate matching is available for select individual-room floorplans. Applicants complete roommate-preference questions during the application process, and the leasing team uses those responses when making assignments.

When will I know my roommate assignments?

Roommate and apartment assignment details are typically provided before move-in after assignments are finalized. Information is generally not released before that notification, and assignments may change if necessary.

Do you check credit when applying?

Applicant screening may include criminal-history, eviction-history, and soft-credit reviews. A soft credit inquiry does not affect your credit score.

If I already have a roommate group, does everyone submit a separate application?

Yes. Each prospective resident must submit a separate application and complete the required leasing documents. Be sure to identify your preferred roommates during the application process so the leasing team can connect the group.

If my roommate does not pay, does that affect me?

For an individual per-room lease, each resident is responsible for their own rent installment and lease obligations. If the entire apartment is leased under one agreement, responsibility may be different, so review the specific lease structure before signing.

Can I hang decor items?

Yes. A reasonable number of small nail holes may be allowed for hanging pictures, but large holes, screws, stickers, painting, or other alterations require written approval. Review the lease and community rules before installing anything.

When will I find out my unit number?

Apartment numbers are generally not assigned when the lease is signed unless you are renewing in the same apartment. Your assignment will be provided before move-in and may be changed if operationally necessary.

Is maintenance included?

Yes. Residents can submit maintenance requests through the Resident Portal. Routine property maintenance is included, although residents may be charged for damage, misuse, negligence, or other items for which they are responsible under the lease.

Is my apartment cleaned before move-in?

For a standard move-in, the apartment is inspected and key areas are cleaned before arrival, although minor touch-up cleaning may still be needed. For a lease takeover, the shorter transition period means the outgoing resident is responsible for cleaning and submitting any necessary maintenance requests before the incoming resident moves in.

Can I adjust my lease dates?

Lease dates are fixed for the selected lease term and generally cannot be adjusted. Exact dates are shown before applying and in the lease. If your plans change, contact the leasing office about whether a lease replacement is available.

Do you host resident events?

Yes. The property hosts resident events and community activities intended to help residents connect and feel at home.

Can I choose my roommates?
