Early termination by students

1. Upon your agreed minimum rental contract length, make sure to inform the property 1 month before your exact departure date. The notification should be by email or filling in the form that they automatically sent one month before the departure. Without this important step, the deposit might be retained. Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Security Deposit

1. One month’s rent will be required at the time of booking to secure your room with the property. 2. If anything is missing, damaged, or the room is not cleaned, the associated costs will be discounted from the deposit. 3. If there is damage of any kind, make sure to replace this item before leaving. If they find out that any item is missing or broken, the value of the item has to be discounted from the deposit.

Additional Fees

1. Management fee: There is a one time management fee of €200, this payment will be added to your deposit. 2. Utilities Charges: A €60 fixed monthly fee. 3. If the room is not cleaned during check out, the property will charge a cleaning fee of €50,00 from the deposit.

Do you charge agency or signup fees?

Yes, there is a one time management fee of €200, this payment will be added to your deposit.

Do you provide the documents needed to register myself in the Spanish city council (Empadronamiento)?

Yes, they can provide these documents in digital form. Just remember that they need a two weeks notice to obtain the necessary documentation for the empadronamiento, so that they can process it.

Can I book something and move the next day?

Yes, if you need a room urgently they can move as fast as moving in the same day, if there is a room available. The steps to take are simple and fast. If you provide their team with all the necessary documents (ID, contracts, diplomas, bank account details, proof of sufficient capital) and can show them that you will be a right fit, then it is a go.

Can I make a reservation for later in the year?

Yes, there are many reservations being done for people starting a new job or study in 6 months time and wanting to make sure that the room or apartment that they really like is not rented out already moving closer. In fact, on multiple platforms the availability of their portfolio is synchronized in real time.

Where can I collect my keys?

You can collect your keys in their office. At the moment of collecting the keys you should have already made your payments.

Would it be possible to check in and collect my keys out of business hours?

Yes, you are able to pick up your keys outside of their business hours, since they use a self-service process, but they would not advise this, since they won’t be able to help you when any possible problems occur. Business hours: Mon-Fri 10am to 9pm (from 6pm-9pm only available via email and telephone).

What are the rules of the coliving apartments?

Respect the others living in the apartment
Damage by negligence will be paid by the tenant(s)
Products end of their lifetime with normal use will be replaced by them (example: a boiler that isn’t working anymore after 10 years)
Respect your neighbours living in the building
Change and throw away the garbage immediately when they are full
Clean the kitchen and the bathroom after using
Every tenant has a private shelf in the fridge and a drawer in the kitchen area
Smoking is only allowed at the balcony or outside area
No loud noise after 10pm
Parties are not allowed

Are there options for couples?

Depending on the size of the room and the specific home, some of their rooms are perfectly suited for couples. Once you have applied, their team can give you more information.

Are pets allowed?

Unfortunately, as much as they love animals, they’re not allowed in their homes.

What is the cleaning service consisting of?

The cleaning service is every week. The cleaning service will only clean common areas in the apartment. Their cleaning team is dedicated, and together with your cooperation they can provide a clean and comfortable living environment for you (and your roommates).

Which services are included in the monthly rental price?

Community events to get to know the other colivers, make friendships and make the most out of your stay in Spain.

A specialized maintenance team in case something happens.

How does the check out process work?

On the day of departure you need to clean the room and keep it at the same standards (no missing or broken objects, clean, etc) that was delivered to you.
You have to send them a video of the room and its furniture right before leaving the room to their email. This video is the check out proof.
You need to return the key at their office.
Your need to sign the ending contract which you will recieve by email.
As soon as they receive the last invoices and they have received back your ending contract you will receive your remaining deposit.

What types of people do you usually rent to?

Their community members come from all over the world and consist of a diverse group of (master) students and young professionals between the age of 21 to 35.

How will I know that I will live with people like me?

They are doing an extensive screening before onboarding new colivers. This is including a background- and personality check in which they ask for the reason(s) of staying in the city where the room is based; normally being work and/or study. With the information gathered, they are doing a check with the current people living in the apartment to see if there could be a match. Sometimes also an introduction call between new and current colivers is taking place.

With how many people will I share an apartment?

This totally depends on the characteristics of the apartment. They have a big range: from entire apartments to more than 5 rooms apartments. Have a look at their available portfolio to see the latest availability.

Which kind of community events are you organizing?

With their community events, they try to create longlasting memories for their colivers during their stay at property. They facilitate events in which they, the current tenants and/or professionals are organizing events such as yoga sessions, bootcamp workouts, language exchanges, mountain hikes, after work casual drinks and many other events. Their whole community is invited to join. In this way, their colivers can get to know each other while having a good time.

How is the rent being paid every month?

Every month you will receive an email with the payment instructions. They will listen to your personal situation if you come from outside the EU or have difficulties with payments or opening a bank account in Spain.

When do I need to pay my rent?

What are the costs of utilities?

Everything is taken care of for you automatically, no need to set up anything. They charge a fixed monthly fee of €60 for utilities that covers utilities including gas, water, and electricity up to that amount. If more is used, all tenants will need to pay their share of the extra costs.
