An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.

Do you offer double occupancy?

Yes, they offer double occupancy in their studio and 1-bedroom apartments for an added fee of $200 per month.

Is renter’s insurance required? Do you provide renter’s insurance?

You will be automatically enrolled in Rambler’s liability waiver program and charged a fee of $15/month, which only protects Rambler’s property. To protect your personal property, you can opt out by providing proof of third-party renter’s insurance with a minimum of $100,000 of liability coverage. When can I move into Rambler Atlanta?

Move-in day will be in August 2025. The exact date will be outlined in your lease. The Rambler Atlanta team will reach out regarding possible early move-in scheduling as construction nears completion.

Are prices going to go down?

Rates and promotions are subject to change based on demand and availability, which means they can increase or decrease at any time. While there may be future promotions, they cannot guarantee that your preferred floorplan or room type will still be available. If you find a rate that fits your budget, they encourage securing it now to avoid missing out on your preferred option!

What happens on a tour?

Since Rambler opens in Fall 2025, students often ask them: what happens on a tour? Tours are held in the Rambler leasing office, located at 845 Spring St., Ste A1. You’ll be greeted by one of their LMAs who will take you through the office, on the tour and answer your questions! Their leasing office features a model kitchen, Daydreamer Coffee and study space for future residents.

If I'm an international student, do I need a guarantor? What documentation do I need to provide?

For applicants who do not have a credit history in the US and/or a guarantor, Rambler will accept a prepayment of two installments in lieu of credit/guarantor requirements. Prepaid installments are applied to the last two months of your lease term. Additionally, applicants who are citizens of another country must provide at least two of the following: 1) a passport; 2) the INS document that entitles the applicant to be in the United States; 3) proof of employment in the United States; 4) an I-20 verifying student status; and/or 5) proof of enrollment.

Why do you need my Social Security number?

They need your Social Security number in order to run standard credit and criminal background checks. Rambler is using software from Entrata to keep your personal information secure. All of your data, including your name, email, birth date, and Social Security number, are secured using encryption techniques that banks use to keep your financial information private. Data is transferred via an SSL/TLS connection using 2048-bit encryption between your computer and Entrata’s servers.

How do I sign a lease at Rambler if I’m under 18?

If you’re under 18, you can still live at Rambler Atlanta! You will need to have a parent or guarantor who is over 18 go through the application and leasing process with you. You will not be able to apply using the Apply Now link on their website, but your parent or guarantor can start the application as they will be the primary applicant on the lease agreement. Please contact their leasing office for more information and to get started with the leasing process.

Do you offer roommate matching if I don’t have enough people to fill my apartment?

Yes! Contact them to learn more about Rambler’s roommate matching services.

Is on-site parking available? How much is parking?

Yes! Rambler Atlanta offers access to their on-site parking garage at an additional monthly fee. To guarantee a parking spot, you must sign a parking addendum, which is added to your lease agreement. Parking is not guaranteed without this addendum. Contact their team for current pricing and availability.

Does Rambler have electric vehicle chargers?

At this time, they have not yet determined whether their garages will have electric vehicle chargers.

Will there be guest parking around Rambler?

There won’t be guest parking available in the garage, however, guests may use the city of Atlanta street parking or any public parking decks or lots in the area.

Do you have maintenance staff? How do I request maintenance?

Once Rambler is complete, a maintenance team will be available to address any maintenance concerns you may have. You can submit a maintenance request through your resident portal or call their on-site leasing office. All maintenance workers will be dressed in Rambler uniform, and are not to enter any unit without resident approval.

How do I set up and pay for utilities?

Utilities are set up by their third-party utility service, Conservice. Your monthly utility bill will be posted on your resident portal for payment. You do not need to pay through Conservice.

Do you allow pets?

Rambler Atlanta welcomes pets, but with a few restrictions. (Believe it or not, they’ve actually been asked about pet skunks. They said no. You’re welcome.) Restricted animals include (but are not limited to) aggressive dog breeds, such as Pit Bulls, Rottweilers, German Shepherds, Huskies, Malamutes, Dobermans, Chow Chows, and Great Danes. If you’re curious about another type of animal, feel free to contact the Rambler team.

What level is my apartment on?

The level will depend on your floor plan type and apartment number. To view the various levels within the building, check out their site plan.

How are the apartments laid out? Can I lease a unit next to my friend?

Each level has a variety of floorplans available. If you and your friends want to lease multiple units on the same floor, their leasing team will do their best to accommodate! Does Rambler offer hard-hat tours?

Their focus is on ensuring a seamless construction process, which means they cannot guarantee the ability to provide hard hat tours. While on-site hard-hat tours may not be possible, they are excited to share all the progress with you virtually. Can I put holes in the walls?

At Rambler, they encourage residents to personalize their space, including wall art and other decor, to make it feel like home. Will residents have access to a trash room for large items?

Yes, each floor has a trash chute, and they provide a trash tote for larger items like boxes. They ask that all boxes be broken down before disposal.

What will the entry process look like outside the building and at each unit?

Their access control system and door hardware are powered by Salto, providing both building and unit access. They will give residents access to a digital key, but you can also request a back-up FOB. There will be hard keys for bedroom locks and mailboxes.

How good is the soundproof within the walls between the bed spaces?

The walls between apartments and hallways are built with extra soundproofing, including insulation, a special sound-reducing channel, and two layers of drywall to help minimize noise.
