How long of a lease can I sign?

All leases for 2025 – 2026 are 12-month installments, beginning on August 20, 2025 and ending on July 24, 2026. They are currently offering shorter-term leases for the Spring 2025 semester. 

What is an installment?

Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment will be due August 1 and the last on July 1 unless you choose to renew and stay at Rambler for another year. Because of this, August rent is not prorated.

When is my installment due? How do I pay for my installment?

Installments are due by the first of each month and are considered late on the fourth. You can pay this through your resident portal with a debit/credit card or e-check. Alternatively, you can bring in or mail a physical check or money order to the leasing office.

What if I need to break my lease or plan to go home for the summer?

All leases are for the full term outlined on your lease agreement. If you need to get out of your lease early, you can relet your unit by finding somebody to take over the remainder of your lease.

Can I switch floor plans if I’ve already signed a lease?

Yes, you can switch floor plans as long as they have the space available. Your rate is subject to change depending on the floor plan you choose. You will be required to sign a new lease to secure the new floor plan. If you have a guarantor, they will not need to sign the new lease, but they will be notified of the changes. Example: If you and your roommates are in a 3×3 and want to add one more roommate, they can move everyone to a 4×4 if the space is available and all roommates currently in the 3×3 confirm the change.

What is included in my installment?

Your installment includes:

Plus, access to Rambler’s on-site amenities and attentive, on-call staff.

What is not included in my installment?

The following items are not included in your installment: 

Rental insurance – Rental insurance is required for all residents at Rambler. Residents may provide their own third-party insurance to be contracted directly, or you may opt-in to Rambler’s liability waiver program, Cardinal Protect. Cardinal Protect is $15/month. You will automatically be charged for Cardinal Protect unless you provide proof of third-party insurance that meets their requirements as described in your lease.  

Utilities (electricity and water) – Electricity and water are sub-metered and will be billed monthly via Conservice. 

Trash fee – $5/month 

Optional add-ons: 

Parking – On-site garage parking is available. Standard parking currently starts at $350/month, and their tandem parking spots start at $250/month. This price is subject to change based on availability. In other words, as parking spots are purchased, the price will increase due to their tier system. 

Pet rent – Pet rent will be $35/month with a $250 nonrefundable deposit.

Are the units furnished?

Rambler’s apartments come fully furnished. Each resident will have a full-size bed and mattress, two-under bed/stackable dresser drawers, and a study desk and desk chair. Their studio floor plans include a sofa, coffee table, and wall-mounted Smart TV. Their standard floor plans come with common area furniture, including an entertainment stand, wall-mounted Smart TV, coffee table, sofa, accent chair and barstools. Larger units include multiple accent chairs.

How fast is the WiFi at Rambler?

Rambler offers residents up to 1 Gigabit speeds per user. Residents will have a home-like experience with Personal Area Network (PAN), allowing Wi-Fi-connected devices to interact (i.e., Sonos speakers, and Apple AirPlay, wireless printing, etc.).

What fees will I be charged that aren’t included in my installments?

One-time fees: 

Application fee (non-refundable) – $75 – This fee covers the cost of the background checks we run in order to approve your application, including the screening of one guarantor. This fee is due upon submission of your electronic application.

Admin fee (non-refundable) – $200 – Residents will be charged a one-time service fee for administration, billing, bill auditing, overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease.

Security Deposit (refundable) – $200 – This fee is due upon move-in and refundable at the end of your lease term.

Pet fee – $35/month for pets. There is a non-refundable pet deposit of $250.

Monthly Fees: 

Trash fee – $5/month

Annual Fees: 

Utility setup fee (non-refundable) – $79.20 – This is an annual registration fee billed by Conservice to set up your utilities each lease term. It is not due until you move in. If you renew, the fee will be posted to your August payment.

The application fee is due when your application is submitted. All other fees are not due until move-in.

What is an individual lease?

An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer for your lease agreement. Because students often don’t have an income, having a guarantor allows them to qualify you for a lease based on your guarantor’s income.

You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application. Contact the Rambler team for more information on whether or not you will need a guarantor.

In order for a guarantor to qualify, they must meet the following qualifications:

Must earn 3x the monthly installment 

Must not have filed for bankruptcy in the past seven years

Must have a credit score of 600 

They require all residents at Rambler to guarantee their lease in one of the following three ways:

Sign with a guarantor that meets the qualifications above

Prepay two rent installments, which are applied to the last two months of your lease term

Utilize the LEAP program offered by Rambler

If you do not provide someone to act as a guarantor on your behalf, or you cannot prepay two installments, you will be enrolled into the LEAP program by our leasing team. LEAP acts as your guarantor for a monthly fee of $70, which is added to your rent payment. Contact the Rambler team for additional information.

If I'm an international student, do I need a guarantor? What documentation do I need to provide?

For applicants who do not have a credit history in the US and/or a guarantor, Rambler will accept a prepayment of two installments in lieu of credit/guarantor requirements. Prepaid installments are applied to the last two months of your lease term. Additionally, applicants who are citizens of another country must provide at least two of the following: 1) a passport; 2) the INS document that entitles the applicant to be in the United States; 3) proof of employment in the United States; 4) an I-20 verifying student status; and/or 5) proof of enrollment.

Why do you need my Social Security number?

They need your Social Security number in order to run standard credit and criminal background checks. Rambler is using software from Entrata to keep your personal information secure. All of your data, including your name, email, birth date, and Social Security number, are secured using encryption techniques that banks use to keep your financial information private. Data is transferred via an SSL/TLS connection using 2048-bit encryption between your computer and Entrata’s servers.

Is renter’s insurance required? Do you provide renter’s insurance?

You will be automatically enrolled in Rambler’s liability waiver program and charged a fee of $15/month, which only protects Rambler’s property. To protect your personal property, you can opt out by providing proof of third-party renter’s insurance with a minimum of $100,000 of liability coverage.

What is the average monthly cost of utilities?

At Rambler, utilities are projected to range from around $15 to $40 per person, per month on average. This will vary depending on floorplan type, usage and other factors. This range is an estimate – costs may fall outside of this range.

What happens on a tour?

Tours start in the Rambler leasing office, located on the first floor of the property. You’ll enter Rambler through the main doors on Nueces Street, and be greeted by one of their leasing team members who will take you through the building, discuss your housing needs and floorplan options, and answer any questions! How do I sign a lease at Rambler if I’m under 18? If you’re under 18, you can still live at Rambler Austin! You will need to have a parent or guarantor who is over 18 go through the application and leasing process with you. You will not be able to apply using the Apply Now link on their website, but your parent or guarantor can start the application as they will be the primary applicant on the lease agreement. Please contact our leasing office for more information and to get started with the leasing process.

Is on-site parking available? How much is parking?

Rambler offers access to their on-site parking garage at an additional monthly cost. They offer both standard and tandem parking. Contact them for more info.

What is the difference between standard and tandem parking?

Standard parking consists of individual parking spaces arranged side by side, allowing each vehicle to enter and exit its spot independently. Tandem parking refers to spaces where two vehicles park in a single file, one behind the other, requiring the car in the front to move out for the others behind it to leave. While more cost-effective, it requires some coordination. With tandem parking, you can choose who you share the space with if you have someone in mind, like a roommate, to make for easier coordination!

Is guest parking available?

There is not parking available onsite for guests or visitors. Guests can park on the street nearby or in the San Antonio Garage.

Does Rambler have electric vehicle chargers?

Rambler does not have any electric vehicle chargers.

What is S.M.A.R.T. Housing?

S.M.A.R.T. Housing, a program created by the City of Austin, aims to aid students who are receiving need-based financial aid, paying for school via student loans, or working to pay for school and living expenses independently.

Does Rambler offer S.M.A.R.T. Housing?

Yes, Rambler does offer SMART Housing by the bed in our unit, The Marfa. This unit has four bedrooms and two bathrooms and will be offered at a rate in line with city guidelines.

Do you offer roommate matching if I don’t have enough people to fill my apartment?

Yes!

What kind of security does Rambler provide?

To provide peace of mind for students and parents, Rambler takes the following security measures: Surveillance cameras Rambler features an extensive security camera network throughout the entire building and parking garage. Cameras will be placed in the following locations: All exterior entrances Lobby, leasing office, and coffee shop Amenity spaces, including the fitness center, yoga and spin studios, study mezzanine, and pool deck Parking garage Elevator cabs and elevator lobbies Every residential corridor Controlled access Rambler provides residents fob access to all exterior doors, amenity doors, and elevators. Additionally, each unit has electronic key access to all front doors and traditional key access to individual bedroom doors.

What items are prohibited at Rambler?

The prohibition of items in apartment complexes is common due to safety concerns and potential risks associated with certain things.  At Rambler, we ask residents to not bring… Candles Kerosene lamps Heaters Unauthorized animals After-hours courtesy officers Rambler also provides professional, on-call security after hours, who will be dressed in uniform. What behavior is prohibited at Rambler?

Do you allow pets?

Rambler welcomes pets, but with a few restrictions. (Believe it or not, we’ve actually been asked about pet skunks. They said no. You’re welcome.) What level is my apartment on?

The level will depend on your floor plan type and apartment number.

How are the apartments laid out? Can I lease a unit next to my friend?

Each level has a variety of floorplans available. If you and your friends want to lease multiple units on the same floor, their leasing team will do their best to accommodate!

Can I still eat at the UT Dining Halls if I live at Rambler?

Yes! If you live off campus, you can still opt-in to a UT Meal Plan or eat at any of the dining halls that accept Bevo Pay, Dine-in Dollars, or Cash/Credit/Debit. Kins Dining is the closest dining hall to Rambler, and is included in Meal Plans and accepts Bevo Pay, Dine-in Dollars, or Cash/Credit/Debit.

How do I request maintenance?

Rambler’s maintenance team is available to address any maintenance concerns you may have. You can submit a maintenance request through your resident portal or call their on-site leasing office. All maintenance workers will be dressed in Rambler uniform, and are not to enter any unit without resident approval.

How do I access my digital key fob?

Your digital key fob is offered through the platform Salto KS. Contact the leasing office to connect your preferred email address to your account. Once it is added, you can download the Salto KS app and create a password for the account of the email address you provided.

How do I set up and pay for utilities?

Utilities are set up by our third-party utility service, Conservice. Your monthly utility bill will be posted on your resident portal for payment. You do not need to pay through Conservice.

How do I pay rent?

Rental installments and monthly fees are due by the first of each month and are considered late on the 4th. Payments can be made through your resident portal. They accept checks, money order, cashier’s check, and credit/e-check online. They are unable to accept cash.
