You will automatically be charged for Cardinal Protect unless you provide proof of third-party insurance that meets their requirements as described in your lease.
Utilities (electricity and water) – Electricity and water are sub-metered and will be billed monthly via Conservice.
Trash fee – $5/month

Parking – On-site garage parking is available. Standard parking currently starts at $350/month, and their tandem parking spots start at $250/month. This price is subject to change based on availability. In other words, as parking spots are purchased, the price will increase due to their tier system.
Pet rent – Pet rent will be $35/month with a $250 nonrefundable deposit.
One-time fees:
Application fee (non-refundable) – $75 – This fee covers the cost of the background checks we run in order to approve your application, including the screening of one guarantor. This fee is due upon submission of your electronic application.
Admin fee (non-refundable) – $200 – Residents will be charged a one-time service fee for administration, billing, bill auditing, overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease.
Security Deposit (refundable) – $200 – This fee is due upon move-in and refundable at the end of your lease term.
Pet fee – $35/month for pets. There is a non-refundable pet deposit of $250.

Utility setup fee (non-refundable) – $79.20 – This is an annual registration fee billed by Conservice to set up your utilities each lease term. It is not due until you move in. If you renew, the fee will be posted to your August payment.
The application fee is due when your application is submitted. All other fees are not due until move-in.
A guarantor is a co-signer for your lease agreement. Because students often don’t have an income, having a guarantor allows them to qualify you for a lease based on your guarantor’s income.
You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application. Contact the Rambler team for more information on whether or not you will need a guarantor.
In order for a guarantor to qualify, they must meet the following qualifications:
Must earn 3x the monthly installment
Must not have filed for bankruptcy in the past seven years
Must have a credit score of 600
They require all residents at Rambler to guarantee their lease in one of the following three ways:
Sign with a guarantor that meets the qualifications above
Prepay two rent installments, which are applied to the last two months of your lease term
Utilize the LEAP program offered by Rambler
If you do not provide someone to act as a guarantor on your behalf, or you cannot prepay two installments, you will be enrolled into the LEAP program by our leasing team. LEAP acts as your guarantor for a monthly fee of $70, which is added to your rent payment. Contact the Rambler team for additional information.
