Security Deposit (refundable) – $100 – This fee is due upon move-in and is refundable at the end of your lease term.

All 2026–2027 leases are 12-month installments, beginning August 20, 2026 and ending July 31, 2027. Shorter lease terms are not currently available.

What if I need to break my lease or go home for the summer?

Leases run for the full 12-month term. If you need to leave early, you may relet your unit by finding someone to take over the remainder of your lease. Contact the leasing team for details.

Can I switch floor plans after signing a lease?

Yes, if space is available. Rates may change depending on the new floor plan selected, and a new lease must be signed. Guarantors will be notified but do not need to re-sign.

Do you offer double occupancy?

Yes, double occupancy is available in studio and 1-bedroom apartments for an additional $200 per month.

Is renter’s insurance required?

Yes. Residents are automatically enrolled in the $15/month liability waiver program unless proof of third-party renter’s insurance with at least $100,000 liability coverage is provided.

When can I move into Rambler Columbus?

Move-in for the 2026–2027 lease term begins on August 20, 2026.

What is an installment?

Your total lease amount is divided into 12 equal installments. The first installment is due August 1 and the last on July 1. August rent is not prorated.

When is my installment due? How do I pay?

Installments are due on the 1st of each month. Payments can be made through the resident portal (debit/credit card or e-check) or by check/money order delivered or mailed to the leasing office.

Are the units furnished?

Yes. Each resident receives a full-XL bed, mattress, under-bed/stackable drawers, desk, and chair. Common areas include a sofa, coffee table, Smart TV, and additional furnishings depending on the floor plan.

A guarantor is a co-signer who meets income and credit requirements. Residents must qualify with a guarantor, prepay two installments, or enroll in a Leap guaranty program if eligible.

If I’m an international student, do I need a guarantor?

If you do not have U.S. credit or a guarantor, you may prepay two installments. Additional documentation such as a passport, visa, I-20, or proof of enrollment may be required.

Why do you need my Social Security number?

It is required to run standard credit and background checks. Personal data is securely encrypted through Entrata’s systems.

How do I sign a lease if I’m under 18?

A parent or guarantor over 18 must complete the application and act as the primary applicant on the lease.

Do you offer roommate matching?

Yes, roommate matching is available on select floor plans.

Is on-site parking available?

Yes. Parking is available in the on-site garage for an additional monthly fee. A parking addendum must be signed to guarantee a space.
