Frequently Asked Questions

What is Redpoint?

It’s a high-quality Tallahassee community designed especially with Florida State University students in mind. Redpoint features a variety of spacious cottages and townhomes plus a full set of community features such as a luxurious clubhouse, resort-style pool, fitness center, private study rooms and more. All just minutes from campus.

Is redpoint part of florida state university?

Redpoint is a privately owned and professionally managed community.

Can i live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Redpoint has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself β€” not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Redpoint pays a flat rate that includes:
  • High-speed Internet
  • Trash disposal
  • Washer and dryer in each home
  • On-site management
  • Community features β€” pool, fitness center, sports courts, etc.

Are the apartments furnished?

Redpoint offers an optional furniture package which includes a queen-size bed, dresser, bedside table, desk and chair in each bedroom, and a sofa and loveseat, end table, coffee table and entertainment stand in each living room. All furnished residences also include a dining table, chairs and counter stools. To see a sample of the furniture and other finishes, please visit our model residences.

How big are the cottages?

The spacious accommodations at Redpoint range from 2- to 5-bedroom cottages, with a private bathroom for each bedroom. Some residences also include an extra half-bath.

When do the contracts start and end?

The standard term is August 18, 2023 to July 22, 2024, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff.

Is a co-signer or financial guaranty required?

Each resident must pay an administrative fee within 7 days after signing the Housing Agreement. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Can i pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Redpoint also offers automatic payment by either credit card or checking account β€” just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at redpoint?

Your living costs at Redpoint can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Redpoint. Normal payment deadlines will continue to apply.

Is redpoint open to non-students?

Most of the residents at Redpoint are students at Florida State. The per person contracts are also designed with students in mind; nonetheless, Redpoint is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student cottage-mates, non-students must apply together with enough cottage-mates to fill the desired home.

What kind of safety and security are provided?

Redpoint includes a security system in each residence (monitoring not included), electronic locks and individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Redpoint is pet-friendly, subject to limits on animals and breeds. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to the consent of cottage-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.
