Cancellation Policies

Early termination by students

Cancellation is not allowed once the lease is signed.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Payment and Fees

Security Deposit

A unit security deposit of $250 is payable as a one-time fee.

Pay In Instalment

The contract total price can be divided into 1, 2, or 12 instalments, depending on the selected payment option. For the 12-instalment option, the first instalment is due on September 1, and the last instalment is due on August 1, unless the resident has elected to renew. Other instalment options and due dates are available by contacting the office.

Mode Of Payment

Payments can be made via check, money order, or the online portal.

Guarantor Requirement

A guarantor is a third-party signer who ensures that payments are made in a timely manner. If a student does not have a guarantor, alternative options may be available, including: Prepaying the last 2 instalments upfront. Qualifying through Leap or HomeBody Guaranty for an additional payment.

Additional Fees

Parking: $60+ per month; optional. Utility fee: $55 per instalment. Master Policy Premium Dues: $15 per instalment. Utility administration fee: $79.20, one-time.

Frequently Asked Questions

Can I walk to campus from the property?

Absolutely – the property is about a 20 minute walk or less than a 9 minute bike ride from campus. The community is conveniently located right next to Centennial Walk, making it easy to get everywhere you need to go. In addition to campus, the property is also less than a 5 minute walk from downtown Davis for plenty of shopping, dining, and nightlife options!

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the next Quarter, you’re not responsible for their payment.

What is included in the rent?

Your apartment comes fully equipped with an in-unit washer & dryer, access to 24-hour emergency maintenance, and full access to the property’s community amenities and onsite team. Internet, water, sewer, trash, and recycling are provided through a separate $55/month utilities package billed in addition to your monthly installment.

What is roommate matching?

During the application process, you’ll fill out a roommate profile questionnaire which allows the property to match you with roommates who have similar interests. Additionally, the property has partnered with RoomSync, an app allowing you to create a profile so you can swipe through potential roommates.

Do you allow pets?

Yes, the property is not only pet friendly, but the property also has an onsite dog park and pet spa!

What furniture is provided?

The property comes fully equipped with brand new energy efficient stainless steel appliances including an over-sized refrigerator, microwave, oven/stove, dishwasher, and washer & dryer. In the living room there will be a full length sectional couch, sofa chair, coffee table, entertainment stand, and a 55 inch TV. Each private bedroom will include a full sized bed, stackable dressers, computer desk, and a computer chair and access to a private bathroom. Each shared bedroom will include the same furniture, but with a private double vanity in the bedroom.

How do I receive mail and packages?

Mail is delivered directly to your apartment mailbox located onsite at the property. Packages are either placed in resident mailboxes or securely held at the front desk for pickup. Once your package arrives, the property team will notify you via text, email, or phone call.

I’m an international student – what documentation do I need to provide?

International students will need to provide a copy of their student visa in the application. In lieu of the guarantor requirements, you may opt to prepay your last 2 installments of the lease prior to move-in.

Can I move in after office hours if I’m not getting to town until late?

Yes – the property can accommodate after-hours move-ins! The property just asks that you coordinate with the leasing team in advance so everything can be set up and ready for you. If you’re arriving late at night, the property also offers a bedding package you can purchase ahead of time. That way, your bedding is ready for you when you arrive – no late-night Target runs required.
