Cancellation Policies

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Payment and Fees

Booking Deposit

A holding deposit of $150 is due at signing.

Security Deposit

A refundable security deposit equal to 1 month's rent is available as a qualifying option without a guarantor. For international students, a 1-month deposit may be due at signing.

Pay In Instalment

Total rent for the term is divided into equal monthly installments. Installments are due on the first of each month during the resident's stay. Installment amounts are not prorated. Residents moving in after the first of the month or moving out before the last day of the month are still required to pay the full installment for that month.

Mode Of Payment

Rent may be paid online through the resident portal using ACH, debit card, or credit card. Cash payments are not accepted. Convenience fees may apply to online payments.

Guarantor Requirement

International students can be approved with a passport and I-20. A 1-month deposit may be due at signing for international students. Applicants may provide a guarantor instead of the one-month rent deposit.

Additional Fees

Utility fee: $50 per month, covering water, sewer, trash, and WiFi. Electricity must be set up by the resident. Damage Liability Waiver (DLW): $17 per month. Credit reporting fee: $5.70 per month. Application fee: $55.58 per lease term. Pet rent: $40 per month, per pet. Parking: $50–$85 per month. NSF fee: $50 per occurrence. Assignment fee: conflicting amounts of $25 and $250 are stated; the fee guide specifically states $250 per occurrence. Late fees vary by property and apply per occurrence. A convenience fee may be charged for online payments.

What does Individual Leasing mean?

Each resident signs their own lease for their specific bedroom. If a roommate moves out, the other residents are not responsible for that person’s rent. Common areas are shared spaces.

What are rental installments? Why is my rent not prorated?

The total rent for the term is divided into equal installments, which are due on the first of each month during the residence. Installment amounts are always equal and are not prorated. If you move in after the first of the month or move out before the last day of the month, you will still pay the full installment for that month.

What should I bring to my new apartment?

Furniture and appliances are included. Residents should bring personal belongings and supplies such as electronics and corresponding cords/adapters, décor, trash cans and bags, pots and pans, plates, cups, eating and serving utensils, a coffee maker, cleaning and disinfecting supplies, dishwasher detergent, laundry detergent, linens, pillows, a mattress pad, towels, toiletries, shower hooks and curtains, and other items needed to make the space feel like home.

How are emergency maintenance requests handled?

A maintenance team member is available 24/7 for emergency maintenance issues, including door or window lock problems, major leaks, plumbing issues, no heat or air conditioning during extreme weather, a refrigerator that is not cooling, or loss of electricity, gas, or water. Residents should call the office for emergency requests. After business hours, an operator will assist.

What should I bring for the common areas and kitchen?

Recommended items include pots, pans, plates, utensils, additional appliances such as toasters or blenders, and cleaning and laundry supplies. Cleaning services are not provided.

What should I bring for the bedroom and bathroom?

Residents should bring a shower curtain, bath towels, bed linens, pillows, a mattress pad, toiletries, and other personal items they may need.

Can I bring additional items or furniture?

Yes. Residents may bring curtains, mini fridges, hanging decorations, and additional furniture such as bedside tables. Provided furniture may only be removed with staff approval.

What are the approximate window measurements?

Bedroom windows are approximately 60" × 31", and living room windows are approximately 72" × 31". Measurements are approximate and not exact.

Can I bring a mini fridge?

Yes. However, mini fridges with dedicated freezers may cause bedrooms to lose power due to excessive power usage.

Can I decorate my bedroom?

Yes. Hanging decorations are welcome. However, residents may be charged for paint loss or holes caused by command strips or other items upon move-out.
