Unlike a traditional lease or a joint lease, if your roommate transfers, graduates, or fails to pay his/her rent, it does not affect you or your lease. College students have enough to worry about. An individual lease is one less thing!

Will my apartment come with furniture?

Don't worry about hiring movers or renting a truck, we have fully-furnished apartments! The days of moving a bed up a flight of stairs are long gone... Just bring your personal items and you're set!

What if I don't have roommates in mind?

No worries! Signature 1909 offers free roommate matching services to all of our residents. You (or your student) won't have to worry about finding a roommate online or flyering the entire campus. We'll do all of the work! All you have to do is fill out our comprehensive roommate matching form and our professionally trained roommate matching staff will find the best roommate for you!

Can I bring my pet with me?

Yes! At signature 1909 we love our furry family members and want you to bring them with you! Make sure to register with the office and be advised that pet fees, additional pet rent and breed restrictions may apply.

What is the resident portal?

All of our residents and their guarantors have access to their property's online resident portal, helping you and them keep up to date with their life at college! You or your student can pay rent online via checking or savings account, set up automatic monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!

Does renting an apartment help my credit score?

Typically not...But with us it can! We offer a program called renttrack; this program allows for on-time rent payments to reflect positively on your credit report. With the hustle and bustle of balancing classes and a healthy social life, we know that most college students dont even think about building their credit history until after graduation when its time to start taking those big life steps. Renttrack offers a way for busy students like you to get a head start! When you enroll in the renttrack program, your on-time monthly rent payments will be reported to all 3 major credit bureaus (on-time payments are anything within 30 days of the due date). If youre already a current resident and want to enroll, youre in luck! Up to 24 months of your previous on-time rent payments can be reported to help you build that score even more (small fee applies for this option). The enrollment process is very easy! You can do it directly through your resident portal!

Do I have to be a student to live there?

You don't! As long as you meet our qualifying criteria you're welcome to apply and sign a lease!"

How do I pay my rent and when is it due?

Rent is due the first of each month and may be paid online by ACH, debit or credit card through the resident portal or by check or money order at the leasing office. NO CASH ACCEPTED. Convenience fees may be charged for online payments. Late fees vary by property. Refer to your Housing Contract for more information.

What if I need something repaired in my apartment?

Onsite, professional maintenance team would be happy to help you. They will need some details so be prepared to provide specifics with your requests. You may submit a service request in the following ways: Option 1: Enter a service request through the online resident portal. Option 2: Email your request to your community and a team member will enter a service request on your behalf. Option 3: Visit or call the office during normal business hours and a team member will be happy to enter your service request. If it is after business hours, you are welcome to leave a message with an after-hours representative. For Emergency Requests: A maintenance team member is on call 24/7 for emergency maintenance needs (i.e. door/window lock issues, major leaks, plumbing, no heat or AC during weather extremes, refrigerator not cooling, no electricity/gas/water, etc.). Please CALL the office at any time. If after business hours, an operator will assist you.

What should I bring to my new apartment?

While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide: COMMON AREA : Electronics and corresponding cords/adapters, dcor, trash can, trash bags, pots and pans, plates, cups, eating/serving utensils, coffee maker. Cleaning/disinfecting supplies, dishwasher detergent, laundry detergent, etc. BEDROOM : Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, dcor, electronics and corresponding cords/adapters, and anything else that makes you feel at home.

I am going to be a Guarantor for one of the applicants; will I have to pay the USD 43.50 fee as well?

Yes, they run a screening on every applicant, both guarantors and occupants. These are separate screenings for each person.

Does my daughter/son need to apply if I already put in an application for myself?

Yes, if they are 18 years of age or older. This allows us to run the screening required for approval on their lease.

I’m an international traveler, expat, or foreign student. Can I still be approved?

Yes, prospective renters with no US credit score are eligible for lease coverage.  If you are an international student, you'll most likely need a Responsible Party to apply. A Responsible Party is a well-qualified associated guarantor that makes 3 times the monthly rent in total annual income. This individual does not need to be in the US, and their income and liquid assets do not need to be in US dollars.

The person I am guaranteeing for does not have credit. Do you still need to screen them?

To be fair, firm, and consistent they run the same screening on everyone the age of 18+ who applies to live at Central Plaza. If you are going to be an occupant or guarantor of one of our homes, they will run a screening that may include credit and rental background.

What are the minimum Guarantor requirements that Parkmerced would typically accept?

If you have a FICO score, the minimum score is 630, and if employed, the minimum total annual income accepted is 3 times the monthly rent. Your income can also include liquid assets. Please contact your leasing agent for more details.

Will my daughter/son and I get a separate lease from the others in our group?

No, there is one lease for each home. All applicants will sign the same lease and have joint and several liability. they treat student leases the same as they do any lease.

Am I liable as a guarantor after my son or daughter leaves but their roommates stay behind?

Yes! The personal guaranty remains in effect until ALL residents vacate and the apartment is surrendered empty and free of everyone. This means that you could be held financially liable for persons that you did not intend to personally guaranty when you signed the guarantor agreement.

What documents will you need from me?

If you are an employed US citizen, they will need a copy of your current government-issued ID, your signed letter of employment, thirty days (4 weeks) worth of recent pay stubs, and your two most recent bank statements. If youre an international student, well need your current government-issued ID or passport, Form I-20, and some qualifying documents from your Responsible Party.

How long does the approval process take?

After submitting your application, which should take about five minutes, you will hear back from us within 2-4 business days during normal business hours.

How are they going to pay rent?

Everyone on the lease will be able to pay online via our resident portal. Upon move in, leaseholders will receive his or her login information and instructions on how to access the resident portal.
