Frequently Asked Questions

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and they can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Lark Austin has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself β€” not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rent?

Each resident at property pays a flat rate that includes:

  1. Furnishings
  2. High-speed Internet
  3. Electricity, water/sewer and trash disposal
  4. Washer and dryer in each apartment
  5. On-site courtesy officer
  6. Community features – pool, fitness center, study lounge, etc. ($65 required community fee)

Are the apartments furnished?

Yes, all apartments at property have a furniture package that includes a bed, stackable dresser, desk and rolling chair for each resident, and a sofa, coffee table, entertainment stand, and flat-panel television in each living room. Kitchens in 2, 3, and 4-bedroom apartments are furnished with barstools at a bar, permanent island, or moveable island. Bed sizes are full XL in private bedrooms and twin XL in shared bedrooms.

Is a co-signer or financial guaranty required?

Each resident must pay an administrative fee for each contract year. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Property also offers automatic payment by either credit card or checking account β€” just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Lark?

Your living costs at property can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Lark. Normal payment deadlines will continue to apply.

Is property open to non-students?

Nearly all the residents at property are students at the University of Texas. The per-person contracts are also designed with students in mind. Nonetheless, property is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

This property has a fire safety system with sprinklers, along with electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

This property is pet-friendly in select apartments, with limits on number and breeds. The community is smoke-free. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Lark?

The property offers optional attached garage parking spaces for an additional charge.

What other transportation options will I have?

This property is just two blocks west of the UT campus. Public transportation options are within walking distance as well.
