You are welcome to bring your own furniture. However, the existing furniture cannot be removed.

Who can live at Property?

Property rent to pupils, trainees, students, interns and doctoral students.

Which documents do I need to provide?

A valid copy of your ID card/passport/VISA, certificate of matriculation/training certificate/school certificate/internship contract".

In individual cases, you must provide us with a current registration certificate (not older than 14 days).

Is there a minimum rental period?

In Germany the minimum rental period is 6 months and in Austria it is 12 months. Unfortunately, Property cannot offer rental contracts with a term of less than 6 months.

I am a minor. Can I still book an apartment?

Yes, you too are welcome to live at Property. However, the rental agreement is then concluded with a legal guardian.

What rental items are available?

Available rental items vary by location. Property offer, among other things, vacuum cleaners, mopping sets, irons, table tennis bats, etc. Ask property on-site building technician about this.

Where can I find the house rules for my house?

The house rules are part of your rental agreement with Property. If you have misplaced it, just look in your log-in area, it is also stored there.

What does all-in rental price mean?

You have a fixed rental price and no additional costs. All additional costs such as water, electricity, heating, internet, etc. are included in the rent. Please note that the broadcasting fees are not part of the rent and must therefore be paid by yourself.

What payments do I have to make before moving in?

Property need the first month's rent and the deposit in our accounts at least 2 weeks before the start of the rental period.

When will I receive my deposit back?

The caretaker will usually hand over/return your apartment with you. The condition of your apartment will be assessed and the handover will be recorded. If there are no complaints/defects, you will get your deposit back in full. If something needs to be repaired in your apartment, the cost of the repair will be deducted from the deposit. The payment/transfer is usually made within 6 weeks of the end of the rental period to an account to be named by the tenant (e.g. you or your parents) (see handover protocol). If the repairs are more complex, repaying the remaining amount may take more time. This depends, for example, on the availability of the craftsmen or the required materials.

What do I need to bring with me when I move in?

The apartment is fully furnished. You should therefore bring crockery, cutlery, plates, cups, bed linen, pillows, duvets and towels as well as your personal comfort items.

When can I move in?

In order for you to move into your apartment, the following requirements must be met:

a.) The rental agreement must be signed (with cancellation instructions and Sepa direct debit mandate)

b.) The first rent and the deposit must be credited to the SMARTments accounts no later than 14 days before the start of the rental period.

After receiving the funds, you can arrange an appointment to hand over the keys with the on-site building technician

What documents do I need to bring with me when I move in?

Property need a valid ID card or passport and, if necessary, a power of attorney from you.

What do I need to do before I move out?

You want to move out - you have to do that and think about it!

  1. You must send a proper and timely notice of termination to the administration in Erlangen (see rental agreement).
  2. You will receive a cancellation confirmation from the administration with the actual end of the rental period.
  3. You have to pay the rent until the actual end of the lease, even if you would like to move out earlier.
  4. The parties carry out a joint preliminary inspection - together with the building technician - no later than approx. 14 days before the actual end of the rental period. At this appointment, the building technician will point out possible defects to you. This means you still have 14 days to have the defects professionally rectified.

What common areas are there?

This varies depending on the location. Property offer, for example, (roof) terraces, study rooms, lounge areas, communal kitchens, washing and drying rooms, etc.

Are there parking spaces?

Depending on the location, Property offer underground and/or outdoor parking spaces for rent. You will find information about possible rental of a parking space in our apartment offer.

Are there bicycle parking spaces?

Property offer accommodation not only for you, but also for your bike.
