If they do not opt to get a policy on their own from a provider, then they will automatically be enrolled in The Link’s liability coverage at $14.00 a month. They are pet friendly and charge a pet fee (nonrefundable) of $350.00 and a $25.00/month pet rent.
What are the financial requirements for student accommodation?
Students applying with a U.S. guarantor do not have financial requirement, only the guarantor. Guarantors are required to be U.S. citizens and have an income of 3x the monthly rent and be able to pass a standard credit check. International students with no U.S. guarantor can be approved by paying an LMR or Last Months Rent. The LMR is the equivalent of 1 month of rent paid in advance. This payment is held on the account until the end of the lease term and applied on the last full month of rent. Applicants with no guarantors can also be approved through LEAP, a 3rd party guarantor provider. Applicants would apply to LEAP directly and once approved LEAP would provide the guaranty to the lease.
How does the booking process work?
Applicants check availability on their website for their specific unit of choice. Applicants apply online for the respective unit of choice. Once the application is fully completed and fees paid, a screening is performed. A background check on the resident(s) and then a credit check of the guarantor. As long as the screening comes back as a pass, the application can be approved and then a lease can be generated and sent out.
