What is the advantage of an individual lease?
What is a rental installment?
The monthly rental installment is your monthly payment for rent. The property does not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.
What is included in the rental installment?
Your monthly rental Includes: furniture, all amenities, internet, cable, and our trash service. Any other fees such as utility overages, parking , insurance, pet rent, etc. will be billed separately.
What about utilities?
You and your roommates will be responsible for electricity, water, and sewer. These charges are billed through Simple Bills and are split evenly amongst roommates.
How can I make a payment?
There are 3 ways that payments can be made the first is through the resident portal where you can set up reoccurring payments for each month, pay your balance with a credit card/ debit card and/or money gram. The second way is to come down to the office and drop off a money order or check. THE PROPERTY DOES NOT ACCEPT CASH PAYMENTS.
Will I need a guarantor to lease an apartment?
Unless your income is greater than 3 times the rental installment, you will need a guarantor or qualify with our Leap program. A guarantor must meet the income requirements 3.5 times the rental installment and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments. Other deposit options may be available as well - please see leasing office for more details.
Do you have a roommate matching service?
Yes, the property does. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.
Can I request specific roommates or units?
Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and the property will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.
How are maintenance requests handled?

Yes, the property has street parking and garage parking. Our street parking sells out quick, call the office for availability.
Are you pet friendly?
Yes, the property allow up to two pets per apartment so bring your furry friends.
