With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference. 

What is a rental installment?

The monthly rental installment is your monthly payment for rent. The property does not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month. 

What is included in the rental installment?

Your monthly rental installment includes: high speed internet, cable, water, sewer, and trash. Any other fees such as parking, insurance, electricity, etc. will be billed to your account separately. 

What about utilities?

The only utility you will be required to pay is your electricity usage. The property will make the payment for you based on your unit's usage and Conservice will bill your account for that charge each month.

How can I make a payment?

The property encourages all of its residents to pay online through the portal. You also have the option to pay in office with certified funds via cashier's check or money order. The property do not accept cash. 

Will I need a guarantor to lease an apartment?

Yes. Unless your income is greater than 3 times the rental installment or can qualify through our Leap Program, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.

Do you have a roommate matching service?

Yes, the property does. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I request specific roommates or units?

Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and The property will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

How are maintenance requests handled?

Every resident is required to input the request through their resident portal. Every morning maintenance prints these out and goes through them in the order they are received. The property also do have an after hours emergency maintenance line that every resident can call in case of an emergency.

Is parking available?

Limited parking is available. Surface parking is $100 per month while garage is $125 per month. The property distribute parking on a first come first serve basis. Please see office for current availability.

Are you pet friendly?

Yes, The property allows up to two pets per apartment so bring your furry friends! 

How far away is the property from campus?

The property is located half a mile from Doak Campbell Stadium. The property is located next to a tunnel which will give you direct access to campus via West Pensacola Street. 

Is parking automatically included in my lease?

No, you should contact the office to make sure it was added to your account. You will receive a parking addendum as well if you receive parking.
