The monthly rental installment is your monthly payment for rent. The property does not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.

Your monthly rental installment includes: high speed internet, cable, water, sewer, and trash. Any other fees such as parking, insurance, electricity, etc. will be billed to your account separately.
What about utilities?
How can I make a payment?
The property encourages all of its residents to pay online through the portal. You also have the option to pay in office with certified funds via cashier's check or money order. The property do not accept cash.
Will I need a guarantor to lease an apartment?
Yes. Unless your income is greater than 3 times the rental installment or can qualify through their Leap Program, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.
Do you have a roommate matching service?
Yes, the property does. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.
Can I request specific roommates or units?
Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for them to confirm that all requests are mutual. You can list your floorplan preference on your application and The property will do their best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.
How are maintenance requests handled?
Every resident is required to input the request through their resident portal. Every morning maintenance prints these out and goes through them in the order they are received. The property also do have an after hours emergency maintenance line that every resident can call in case of an emergency.
Is parking available?
Limited parking is available. Surface parking is $100 per month while garage is $125 per month. The property distribute parking on a first come first serve basis. Please see office for current availability.
