Cooling Off Period

A 72-hour cooling-off period applies from the time of booking or lease signing.

No Visa No Pay

Students may cancel their booking without penalty if their visa application is refused, subject to providing valid supporting documentation.

Payment and Fees

Booking Deposit

The following fees apply during the leasing process: Application Fee: $25 per applicant (one-time, non-refundable) Administrative Fee: $199 (one-time, non-refundable, due at move-in)

Pay In Instalment

Rent is payable on a monthly basis, with payments due on the 1st of each month.

Mode Of Payment

Payments can be made via debit card, money order, or cashier’s check.

• Pet rent – $25 per month

Are the apartments furnished?

The apartments come fully furnished with a premium furniture package built into the rental rate. The furniture package varies depending on the selected floor plan.

Can I use my Financial Aid or Scholarships to pay for housing/rent?

Yes, as long as the funds are dispersed into the resident’s bank account, they may be used as needed. Funds will not be accepted directly from the financial aid office, and payment deferrals for fund disbursement are not provided.

What is an individual lease?

Individual leasing means residents sign a lease for a bed space within the apartment and share common areas with roommates. Residents are only responsible for their own installments and are not responsible for a roommate’s portion of rent if they move out or transfer schools.

If I'm an international student, do I need a guarantor? What documentation do I need to provide?

Applicants without a U.S. credit history and/or guarantor will automatically be enrolled in the Guarantor Waiver program.

Why do you need my Social Security number?

A Social Security number is required to run criminal background checks for primary residents and credit screenings for guarantors. Resident data, including names, email addresses, birth dates, and Social Security numbers, is protected using bank-level encryption and transferred through secure SSL/TLS connections with 2048-bit encryption.

Once matched with a potential roommate, residents can chat and get to know each other to determine compatibility before signing a lease and securing a spot in the community.

Is parking available?

Yes, reserved parking is available in the secured, gated garage for an additional monthly cost. Parking is limited and available on a first-come, first-served basis.

Do you have maintenance staff? How do I request maintenance?
