How do I get an apartment with Property?

They do not have any applications or application fees. Apartments are leased on a first come first serve basis. If you want it, and it’s available… it’s yours!

When can I view a unit?

You can view video tours of all of our apartments right here on website, but for an in person visit, simply call our office to make an appointment.

How many people can live in the same apartment?

They recommend the following setups for our units, but you are welcome to contact property with your own ideas.
  • Studio – 1 Person
  • One bedroom – Up to 2
  • Two bedrooms – Up to 4
  • Three bedrooms – Up to 6
  • Four bedrooms – Up to 8

How long is the leasing term?

Leasing contracts run for 12 months that begin in August and end July 31st of the following year.

When is rent due?

Rent is due on or before the 1st of every month.

How can I pay my rent and who do I make the check payable to?

You may either bring a check, money order, cashier’s check, or cash directly to our office or by leaving it in the “Office” drop box located at your building. You may also make a payment through website with an e-check or credit card. Please make all checks payable to the name of your building and notate your unit number in the memo section.

Do the apartments come furnished?

Tthey do have a fully-furnished option with our apartments. Fully-furnished package includes stylish furniture in the living room and bedroom. Packages consist of your choice of bed (1 queen or 2 twins), dresser with mirror, a night stand, dining table with 2 chairs, sofa, cocktail table, and 2 lamps. For additional furniture options please contact the office for more information.

How can I secure a parking space?

Parking can be requested when you sign your lease. If Property have spaces available, you will have the opportunity to lease a space for a set monthly fee. Each parking space is personally assigned, so no one but you may park in the space. While parking is not guaranteed, they will do our best to accommodate your needs.

How much is the security deposit?

The security deposit is typically equal to one month’s rent.

What utilities are included in the rent?

Management generally include the water and trash. Please check with the office to find out exactly what is covered at your specific building.

How do I set up electricity, gas, and cable/internet?

Setting up utilities is easy! Just call each of the companies to set up an account and they will have everything turned on for you before you move in.

Is there any other important information I should know before I move-in?

Upon move-in Property will give each student a Welcome Packet with emergency and important contact numbers, lease information and reminders, USC campus map and academic schedule, local moving and storage companies, furniture stores and furniture rental companies, and other helpful information. You can also download a digital copy.

Are there laundry facilities at my building?

Yes. All of our buildings have onsite washers and dryers available. All machines are coin operated. In need of some quarters? …Feel free to stop by our office during normal business hours and property will be happy to make change for you.

What do I do if I have a maintenance request?

Management understand that issues can arise and they want you to know that they are available every day should something come up. From a plumbing matter to changing a light bulb, our maintenance team is unparalleled in the area and majority of requests are handled same day! To submit a maintenance request, please just send us an email, fill out the form on our website, stop by the office, or call.

Do you recommend a general or carpet cleaning service?

Yes. Please contact us in the office and Management will be happy to provide you with the appropriate contact information.

What happens when someone sends me a package?

Management recommend that your packages be sent directly to our office. They will sign for it and will send you an email as soon as it arrives. Packages are available for pick up during our normal office hours: M – F from 9AM -5PM.

What is a guarantor? Do you require a notary?

A guarantor is a person, usually a parent or guardian, who agrees to back up your commitment to pay rent. If your rent is late or if any problems arise, your guarantor may be held legally responsible. Management require all our tenants to have a guarantor. They do not require a notary to sign your guarantee form and typically no credit checks are done.

Can I sublet my apartment?

Yes! Whether you know someone who would like to take over your lease or you would like some help from us, They can help you facilitate a sublease. There is no fee to sublet your apartment, however, all subleases must be preapproved by management.

Do you allow pets?

Unfortunately, they do not allow any pets.

What if I don’t have any roommates yet, but want some? May I sign the lease now and add roommates to it later?

Absolutely. Management can also put your name on a waitlist for other students looking for roommates.

Do you have per bed charges or do you assign roommates?

All of our units are leased as a whole, so there are no per bed charges. Although they do not assign roommates, if you are interested and Theyreceive any calls for others students looking for the same housing option, they are happy to refer them directly to you.

Who can use the BBQ’s and courtyard facilities?

BBQ and courtyard facilities are to be enjoyed by all tenants. Per the leasing contract, tenants are responsible for the behavior of their guests, and therefore, guests may also use the facilities, but tenants should be aware that they will be held responsible for any damage or mess caused by the guest.
